How many stables & what facilities do you need?

I am currently drawing up plans for a yard which I intend to rent out to an individual with competition horses eg a dressage rider, eventer, show jumper etc but not a livery yard once it is completed and was interested in proffesional riders views on some of the following.

How many stables would you suggest? eg what is the min/ max in your opinion

If you were hiring/renting a whole yard what are the facilities you would require, in order of importance, eg ?acres of turn out, horse walker, indoor school etc

Is accomadation a bonus or a must?

I really appreciate all your responses to this, as it will help me decide what to put in for. Thanks again!!
 
To me, accom. is a must, as i like someone to be living on the yard at all times!
in any order, this is what i'd like...
10 stables
5 horse walker
10/15/20 ish acres
arena
good out riding
 
I agree on the accomodation, it may sadly have to come after the completion of the yard due to the councils way of doing things. I certainly wouldnt want my horses left unsupervised.
 
We run a dealing/showjumping yard.
I would look for:
No accom although would be a bonus i.e large static caravan for groom/when horses are foaling etc
10-12 stables - indoor lodden boxes
10-15 acres must have good post and rail fencing AND electric fencing. Auto drinkers.
Horse walker
Arena
Lunge arena (i hate lungeing in a riding arena, completely wrecks it!)
 
Thanks Gatefield. Ditto on the lunge arena..... here is what we are planning on

12 stables, internall with automatic waters
Large out door school
smaller indoor school
lunge pen
horse walker
post and railed fencing
canter track
great hacking
lorry parking

Also in barn will be.... wash room/beauty parlour, rug room, tack room, human loo and shower facilities, office.
 
can i come and live with you?

Oh Flossy would like you to know she did her first proper jump today managing to not get her legs tangled in a knot and I think she enjoyed it!!
 
If Boss goes on collecting horses 10 stables will not be enough!
 
One day there will be horse collectors anonomous - you might have to sign up! Poor Tab if it carries on she might have to give over the yard to you!
 
Ah you discovered my secret plan damn you!!
I'm thinking Lisa wants to kick out her liveries, put a roof over the school and buy a few nice young horses.....
 
If you managed that I would be over like a shot! All that dairy farm going to waste! I could collect horses if given half the chance thank god I am on a restrictive budget and have to work full time!
 
I shall drop subtle hints, need you to use your familial influence too. Would be great all smartened up and livery-free though. Could take on some fulls to get a bit of cash inflow but would be bye-bye DIY!!!
 
Next time I see James in the pub I will drop hints! Mind you judging by L taste in ponies I think she is happy with DIY! I will get some cash one day and transform my place. I have all the land and buildings just a father with a pathological loathing of horses.
 
The yard we're now on was initially built for pro eventers. The owner put in 11 internal stables, horsewalker, solarium, lockable tack room, and a 60x40 outdoor arena with a rubber/sand surface. There is ample turnout but very restricted in winter due to the soil type and the rain we've had. I think this would be around the sort of size yard one person would want as a pro - it leaves space for a few horses of their own a couple of horses in for sale and a couple of maybe full/schooling/competition liveries.
 
Accommodation which needn't be posh but warm!
Outdoor school 20 x 60 with a decent surface.
Indoor boxes lined and rubber matted.at least 10. preferably more.
horse walker.
Wash point
Solarium is a bonus....
Secure tack room office and loo. (very important!)
Fenced turnout at least 1 acre per horse. Several paddocks rather than fields.
Set of dressage markers and some showjumps, ideally a couple of XC fences here and there.
And you need? A huge investment and very deep pockets...

I know because we are currently costing putting boxes in what was the indoor school. The concrete floor alone for ten boxes will be over three thousand pounds, and then you have breeze block walls, grills and doors, auto waterers and tie rings etc to add in....
Luckily the arena is already in and working, but I do have designs on a solarium and warm water shower for the horses!

I think we are doing well, we have abuot 30 stables and planning for another yard of 12 and only 3 horses between 3 of us. I will not be tempted to buy more horses....
 
Id definately want a horse walker and indoor school as top priority. Second to that would be individual turnout with post and rail fencing and good hacking, prefereably a canter track aswell.
 
I would line the rider up first.

Are you sure a rider / trainer will pay as much as liveries?

Accommodation of one bedroom per 5 boxes - mobiles if necessary to start with, but check planners will go for it
