How much for a field?

I am moving soon and the house where we are going to has a four acre (approx as only a guess!) field behind it. Nothing has been in it for years but it is fenced well enough and is secure. As far as i can tell it has no water but we can provide that from our house supply. I have two ponies that would live in a sectioned off bit and two horses. What i need to know is how much do i offer for the field assuming the owners don't know what to charge? I am in lincolnshire.
 
It depends whether its greenbelt or not. If it is greenbelt - its not worth that much but if its not greenbelt and could potentially be built on then it could be worth a fortune.
 
Price it up with local Estate Agents, that will give you an idea of a starting figure.

I have no idea how much land goes for.

Not sure what you would call "not worth much". Pony paddocks ie anything under about 10 acres - goes for stupid money where we are. All of it is green belt and they dont even like you putting up field shelters let alone buildings. My neighbour has had two offers in excess of £40k for her 2 acre paddock
 
From speaking to a local agent (south-east) it obviously depends on how much land you are buying - the higher the acreage, the lower the price per acre (above about 10 acres). Plots of about 4 acres are at a premium, as they are perfect for the amateur horse owner.

I am looking at a 6.7 acre plot which is for sale for £50k - the agent said that land prices are about £10k per acre, although in this case it has been for sale for a while and they may accept £7k per acre. This is a reasonable price though, compared with many others I have seen which can go for far more. I have seen one for sale for £100k (5 acres) with no access at all! Madness.

In my neck of the woods (Kent) 7/8 acres sells anywhere between 25k and 60k dependig on access, quality of grazing, serviced already provided on the land (like water, electricity etc), whether they are authorized for grazing horses or if you would need to apply and whether there is, or you could get planning permission for field shelters, stables, menages etc.
 
Well I too am in Lincolnshire and I bought 3 acres from a farmer last year, the land was adjoining my land & he wanted £10k per acre, I managed to get him down slightly as I agreed to rent an adjoining 5 acres from him with a view to buying that.

So I imagine anything from £10k per acre upwards for this neck of the woods. Do you know who owns the land? Does the land join the house? Don't be fooled into thinking they won't know what to charge, believe me they are not daft

The minute they know someone "horsey" wants the land they will up the price, and if the land actually joins your boundary they will up the price even more

If you approach the owner regarding selling it, be smart, don't mention you want it for horses

At a guess, I would imagine about £50k. Lots of variations available, such as location, greenbelt, quality etc, so ....
 
I have just reread my post and realised i hadn't made it clear that i wanted to rent the field from the owner so wanted to kow how much to offer per month to rent. Sorry to be a brain cell and thanks for your posts.
 
From what i can gather the people that own the field don't know what to charge so i want to make a fair offer but i can't seem to find anything locally to give me a guide.
