How much per acre?

I will try and keep this as brief as poss!! We are looking at buying a couple of acres next to where we live. The land isn't actually for sale but I have approached the land agent for the church commission who own it and he has said that if we put in an offer then they will definitely consider it, they are looking at selling off some land next year anyway so that is a positive. The problem is knowing what to offer...the chap said that the church will want to take into consideration what an extra 2 acres will add to the value of this property despite the fact that the house belongs to his nan. The house is a 3 bed bungalow on half an acre. The next problem is i can't have the house valued as the nan doesn't want us to know what it is worth?!

Final problem, a lady up the road bought 1.1 acres from church last year for £65k!!!!!!!! Can't afford that :(

The tenant farmer will still have the right to farm the land but we are friends with them and they won't miss 2 acres but church dont need to know that, so how do I go about knowing what to offer?

Any advice would be appreciated, have started making mince pies for Xmas so fresh mince pies all round :) xx
 
here (cheshire) land is at premium prices - 10-15k an acre.....

south wales i found some for 1k an acre....big difference!

depends where you are i guess :)

Might be better to wait until they advertise it for sale . They know it is worth more to you if it increases the value of the house so may exploit that fact . If it's advertised to jo public they may not be able to put such a high price on it
 
We've also been told that it can be on a sliding scale - first acre being the most expensive 30 - 40K (!!) when adjoining a house, but if buying 10 acres should be around 10 - 15K per acre. Good luck.
 
We were told 8k for agricultural land (not adjoining our house but within a 2 minute walk). It also belonged to the church, who lied and told us that the agent (same one we spoke to) had valued it at double that... so much for Christian spirit! Maybe they think that it's ok to be ruthless as the money is going to a 'good cause'?
 
Thank you, we are in Navestock in Essex. The field is in fact well over 150 acres, we would just want the bit that the rabbits ruin between us and the farm. It would in effect square off the field for them so unfortunately it will never come on the market. We were thinking of offering somewhere in the region of 20k per acre so looks like we might be aiming a bit low. Maybe we will have to look at getting a loan/mortgage to help us along. Trouble is chappy was quite snooty and said we have to put in a serious offer otherwise they won't let us have a second shot at it if it is too low. Just desperate to have my boys at home. What with lami this year, the crossbows being shot at them and a flooded field, if they were at home I could do so much more with them.
 
2 acres near me up for sale, no mains electrc, water , fencing. £78k.


I imagine if they are looking to sell vis a vis the price of the property with or without the land it will be outside your budget.
 
Absolutely spot on - they are very much run as businesses!

The worst part of it was that the land was gifted to them by an elderly lady who lives next to it, on the grounds that they use it for the good of the village. They basically told me that they are waiting for her to die so they can sell it.

Nice, huh?
