How much per acre

For grazing? per year? Trying to negotiate renting the bit of land behind our field for some extra grazing, it is a pretty bad way at the moment and needs topping, fencing etc... so wondered how much was reasonable to pay?

The owner has suggested £500 a year for it (it is about an acre) but think we wont get much use out of it for a few months, and will cost us quite a bit to get it right, so we said we would have a think about it, but think he is quite open to negotiate (the land hasnt been used for years, and he wouldnt rent it out to anyone else)

If it's not prime grazing, then £500 per year seems a bit steep - you couldn't even graze one whole horse on it (and I don't advise grazing bits of horses!)

For £500 pa you should be able to get a 3-4 acre paddock to be honest. That is too much for only 1 acre; it's generally just over a £100 per acre to rent.

You're just down the road from me, rip his arms off but make sure you get a good lengthy lease period. OK you'll have to invest in the land but to give you an idea I have a 1 1/2 acres and my cob can't get through half that & she can eat for England...even though she's Irish

have offered 150 for two years, as wont get much use out of it in the first year, he is going away to have a think (ask his mother

If you are going to have to fence it then you do need to have some sort of agreement. Agricultural land is rented out on a long agricultural tenancy lease at about £65 per acre per yeararound me (Hertfordshire).) If it is agricultural land then remember that in theory you need to get change of use to equestrian if you are going to graze it.)

A local land agent may be able to help you determine the correct rental.
