How much rent for 3.5 acres

So alongside the ongoing saga of horse hunting I’ve been offered a local field for sole use grazing. Basically 3.5 acres that been ungrazed for 12 months So is basically standing hay. 2 taps, some mud control mats and lots of natural tree shelter but no wooden shelter. Good fencing although it’ll need strip grazing for sure whilst they eat the grass down. How much do people pay to rent 3.5 acres? North midlands area.
 
It would depend on access and if it had hacking etc easily reached. Just be aware sole use is hard work if there's no one sharing. Is there somewhere you can borrow a stable if needed. Is there light? Anywhere flat to ride/ dry area for farrier/vet.
Just a field is fine, until it's not.
 
So the hacking is fab, literally straight out the gate and miles of lovely quiet lanes, and a couple of arenas within hacking distance too. No lighting but I’m planning on doing the feeding and poo picking in my lunch break 3 days and on my half days on the other 2. No area to ride there but there is an area of mud control mats for the farrier, vet etc. no stable or option to put one up due to needing planning permission.
 
I shared with a friend and we had a similar set up but 2 stables on site plus sheds for storage and paid 375 a month between us. This was 8 years ago in an expensive bit of Surrey. Nearby arena etc local hacking excellent. Good access down a track off a village road. Post and rail secure fencing.
 
I’d snap their hand off if it’s where you want to be with good hacking. I’ve not had a stable for the last five years for my boy. I do have an area of mud control matting which is invaluable in winter and some decent natural shelter. Horses don’t want stables generally. It makes it better for us not them on the whole!
 
You could if needed put up a mobile field shelter if the landowner agreed as you shouldn't need planning permission (depending on your area) x
 
Thanks all, yes I think I’m going to take it, it will give retired coblet a little more time as he has to move off where he is currently as he won’t suit their winter arrangements and it will give us the option to have a 2nd of and when we ever find one suitable. We will just need to find him a suitable companion in the meantime - any ideas?
Just feeling overwhelmed with it all at the moment, but think that’s my age and menopausal status

Thanks all, so this morning I’ve said yes and paid a month deposit! Very excited and also a little nervous band managing our own land. Also sad to have to tell the land owner where Coblet is currently that we’re moving on as she has been amazing having him there since I moved him off the livery yard in April and has become a real new friend even letting me ride and compete one of her endurance ponies over the summer. It’s been a real mutually beneficial agreement and I think she will feel the loss of the help as well as coblet being a companion (albeit a grumpy one!) for her retired pony as well as her 2 working ones. I’m going to give her 6 weeks notice though.

So now all my posts are going to be land management related as well as the continuing hunt for pony no. 2!
 
So little update - we moved coblet onto the field on Sunday and in a brilliant twist the endurance pony I've ben riding has come with him for an extended holiday at the end of his very busy endurance season! what a win - win situation that will buy us some time whilst we keep looking and I can continue to hack him out also!

downside is it hasn't stopped raining since we moved them in, but there is lots of grass and natural shelter and they seem quite settled so far.
