How much should I charge for livery?

Hi all

Well, subject to nothing falling through I will be moving to Devon and we're planning to open a livery yard and B&B.

Facilities as below.

Up to 3 liveries. Secure yard (owner on site 24/7), floodlight (20mx40m) indoor school, parking for cars, trucks etc. 6 acres of turnout for 3 horses so 24/7 if wanted. Indoor stables. Secure storage for tack etc.

How much should I charge?

I was thinking 25pw DIY with services if required or full livery at 85pw (inc hay)

Is this a bargain or expensive? PS This is Crediton in Devon. 3miles from Dartmoor/10miles from Exeter.
 
I think £25 is very reasonable for DIY, sounds like you have some good facilities and a secure yard is something people would always pay a little extra for.
 
The going rate in Herts is around about £110 pcm for DIY- some more like £130, others £90, I'm not sure about Devon - probably a little less?

I think given your facilities you could easily charge £100 pcm and make your money on services charging £10 for a full day care, £5 for mucking out and £3 for feed, rug change and turn out or bring in... as for full livery, I'm not sure... you might just be better off financially offering DIY with services...
 
For the area I would say you have it about spot on. Livery is alot cheaper than in the South East as alot of people have their own land so less demand. I run a yard in Somerset and charge similar amounts. Have no indoor school but much bigger outdoor arenas, full set show jumps, horsewalker, cross country, shows, clinics etc. For the full livery at £85/week I am assuming you mean all care but no riding. I would expect as well as hay to include bedding and basic hard feed aswell. As you have indoor school could go up to £90/week and obviously more if include excercising aswell
 
I used to be based near Bodmin and i paid £25 a week DIY and included in that was 1 hr a week in the indoor but unlimited use of the outdoor (floodlit) and then £2 for half an hour in the indoor after your hour was up. They had 250 acres of off road hacking a x-country course and a jumping padock. The horse walker was £3 for 20 mins and they had a brew room to make a cupper. All year turnout. You had to buy their straw, hay or haylege which were large square bales (£25 for hay, £30 for Haylege and £20 for straw) but you could use any bedding you wanted...the yard i'm on now only lets you use shavings!!!
Services ranged fom 50p per rug change, £1 per turn out or bring in, £3 to stand with your horse for vet or farrier visits.
They had a worming program and all horses had to be done at the same time. You had to buy the wormer off them which could be expensive...£17 for a tube of Equest?!!?
Everyone has a secure locker for tack, there was a wash bay and once a month they put on a small show.
Part livery was £45 a week that included either turnout or bring in, skip out and rug changes. Full is £70 a week and incuded everthing except riding, hay, bedding and feed.
