I’m looking at building a stable yard at my new house. Well, paying someone to build it. 6 large stables, tack room, hay store. Interested if anyone has any idea of pricing. I know it largely depends on the spec but I want it to be high quality. Ball park figure please?

Wood or breeze block/brick? Do you need a concrete base put down?

What size stables? What size hay store? You did say large stables but that is open to interpretation :). One person's large stable could be 14' x 12', another's might be 18' x 20'.

Brick would be great, inf act if we could move our current rented yard somewhere else it would be great as it is brick, victorian and so well designed, but wood would do
Yes I do need to put concrete down
Large stables as nothing is under 16hh and the largest one is 18hh Irish draught X , so proper large.
Hay store would need to be decent too

My lot are insured for rebuild costs for £25k but that would exclude the concrete base that's under everything.

That's a good quality block of 4 stables with a feed / tack room (all in a row). Made of wood but they've been up 20+ years so v high quality. Then there's a cheaper block of 2 stables which are more of the temporary wood construction (on skids) plus a 3-sided hay barn. My stables wouldn't be large enough for your 18h and you'll probably have to order something 'off the peg' for him.

My hay barn is fantastic. Half filled with large bales of hay and the other half is a tie up for the horses so the farrier, vet etc can stay dry.

I'm not entirely sure £25k is enough really because materials prices just keep going up and up but I got some ballpark quotes when the insurance renewed last year for around that.

Cheapest is wood at about 3k per stable. Block and brick is probably next but depends on what sort of bricks and how much labour is where you are …

Concrete base - £300 per m3
rebar mesh is about 100 per sheet

Stone is dependent on delivery we pay about 600 per tonne

If you want fibre its about 200 quid more

A pad about the right size cost us between 9 and 10k

(ours had drains which can be driven over with drain buckets)

We have all internal stables but have wooden field shelters so can quote fairly accurately on that
Brickies around us are quoting between 250 and 300 ish for labour at the mo per day. (This is beginning to come down slightly)

I am very jealous of your current Victorian brick built yard....
I had a wood on brick base L shaped block done and the groundwork was well over double what the stables/storage cost.
With the likelihood of very hot summers becoming the norm, and if budget permits, I'd definitely go for brick, with lots of ventilation and front and back windows, and definitely a tiled roof, and a lot more storage than you'd ever imagine you'd need - hindsight is a wonderful thing! Good luck with your build, what an exciting project!

Yes rextherobber our current yard is just perfect ! We don’t want to leave it behind. Anyway thanks everyone for all your suggestions. Food for thought on what will be an exciting project

Don’t forget that you may well be restricted as to what you can build/materials that you can use, by Your planning department. Two different counties I lived in, in the UK would not allow brick or block stables, as they were deemed to be potentially ripe for conversion to something else in the future. We were allowed wood on a single brick plinth. It’s going to be very expensive if you get someone to do it, we’ve always done it ourselves, as the costs to get someone in where incredible.

We had two 16 x 12 stables, 16 x 12 hay barn and a 8 x 12 feed room built in wood and it cost us £24K. We did go for a high speck as these are intended to last the rest of our lives with horses. My OH did all the ground work, laying the slab and ensuring the levels etc. They are beautiful but because they were built during covid it cost us more than original quote because the price of timber rocketed.

I am about to pay 13.5k for 5 stables (2 foaling boxes). This includes ripping down my old stables and reusing some parts I.e the doors. Concrete base is already there.

Reputable local builders in West Yorkshire opposed to a big Nationwide company.
