how much to buy stables/block??

hi there


looking to buy a block of approx 10 stables

probably the U shape with an arch in the centre of the U

will need concrete put down, drainage, electricity, water etc ....the whole lot

there are barn conversions approx 400yards away (the barns and our land all in a area in quiet country) which we could connect all of the above to

any info much appreciated

How long is a piece of string?

Timber or block or brick stables? Do they have to match architectural features or can be more agricultural. Are you looking at American barn style (portal frame, more structure) or simple loose boxes? Where are services located, how level is the site etc.

As a very (very) rough guide, reasonable quality timber stables are c£2-2,500 each plus say £1k for foundations/groundwork. Then you have got to add fittings and sevices connections (and don't forget VAT, going up soon....). £4-5k per stable as a budget wouldn't be bad, but obviously you can do it cheaper or more expensive. Barn style with proprietary demountable type divisions could cost more as they are pretty pricey. Lovely but pricey.

Best bet is to find a reputable timber stables company within 50-100miles - one you can see the product before you commit and look at options in the flesh and you may be more likely to get a turn key service - otherwise you will have to manage different trades (groundworks, services, timber stables). If you are looking at brick/block, then look for a recommended contractor who has built them before - its the small details which matter. Also consider how bespoke you want - timber companies, to get prices as competetive as possible, usually stick to standard sizes, but there are others more willing to look at bespoke options eg Saltire in Scotland. Best thing is to do a freehand sketch of what you want and email to companies for a budget price.

Don't forget planning and building control fees as well.
