How much to charge for livery?

I have been lucky enough to find 10 acres of good grazing and am considering letting some of it out as I won't need anywhere near that much.

I could either rent a couple of paddocks out and the people who rent them sort everything out or I could offer livery, either full or part.

There would be stables and field shelters but no school. There is a school for rent about 100 yards away though, and there is good off road hacking.

Individual turnout, or turn out with my gang if preferred.

What do you think, and what prices would you consider paying for such facilities?

It depends a lot on where it is? and how much competition?

But assuming not in v expensive London ish, maybe £100pm ? Or maybe a bit more depending on how much the school cost to rent, how big and nice the stables are/whether theres any secure tack storage etc?

Hmmm i would say you could charge about £18 - £20/week/horse if stables are tidy with good water suply and preferably electrics. Also, fencing should be secure and tidy. Would be worth while finding out how much the school 100yrds away charges to hire, so you could then say school avail locally for £* a time or whatever

It really depends on where in the UK you are.
In Dundee, 20 per week is normal for grass livery, but then you'd get use of a good school and tack room for that and the paddocks would be well managed.
A stable as well with straw and haylage included, 40 per week.
We also have over 300 acres to hack on as well as the school and jumping paddock.

If I wanted a cheaper option, I'd rent a paddock out and just hack (hate schooling anyway), but I wouldn't expect to pay equivalent to 20 per horse, maybe 30/40 per week for a paddock big enough for my 4, maybe a little more if decent hard standing and secure tack room.

I know around my way you can get grass for 10 per week, but thats exactly all you get, nothing else x

When you say you've "found", grazing, do you own it and if not does your contract say you can actually sublet? Would you mind PM'ing me as if you are close enough to me I might be interested

Think carefully about giving livery or taking other in. I am just giving up my yard and going into livery because of the potential liability issues of getting people in to share. Once you are giving livery I think you need to be insured.
