How much to Rent a Competition Yard?

I hope someone can help me with how much it would be to rent the following yard out...

Fantastically situated in the middle of the countryside, 2 miles from Moreton Morrell, so plenty of BD, BSJA and 2 BE events, 1/2 mile from the Fosse Way and 10 minutes from the M40 and 15 minutes from Stoneleigh. South Warwickshire, so the centre of the country.

Yard has...
30 brand new stables in brand new well ventialted barn, very light with plenty of storage.
60 x 40m floodlit sand and rubber arena with mirrors.
50ft horse walker
2 barns for bedding/forgae storage
Big feed room
Solarium
Wash box with hot water
Shower and toilet
Tack room with 30 large individual lockers
Clients lounge with kitchen
small office
5 miles of off-road hacking
1 mile XC course
30 acres of grazing

Roads are also good to hack on.

Muck removal can be dealt with by us.

Although no living accomodation will be available I could do late night checks and there are plenty of houses to rent/buy 5 minutes away.

So does anyone have any idea?

I know a yard 4 miles away which only has stables (which are rubbish) and turnout, no facilities rents out for £20,000 a year.

A local estate agent/Land Agent should be able to come up with a price. They will have local knowledge that should help them assess the price.
 
as rule of thumb, and in line with what i am paying in bucks/northamptonshire similar situation £25-£30 per box per week.
the problem being for someone to take on that number of boxes and keep them full!!!I know its taken me 5 years to build myself up because on top of that you will have Buisness rates to pay [ not chaep even with small buisness relief] waste removal as that does not ibclude rufuse collection....
maybe you could encourage someone to work in partnership with you so that they get established and they run the yard for you and pay you rent on what they are using. This is how i started and it really meant that i could get set up.
Its very difficult to build that client base up.
With the sounds of your premises it sounds very attractive!!

I would think your best option would be to offer it in smaller blocks say of ten boxes each. Most people just won't be able to afford the proper rental of the whole yard.
The other alternative is to say ask £60 a week per box and include haylage and bedding plus use of all the facilities including a set "private" time in the arena.
The key to filling a yard is to get enough interesting things happening that create a "buzz", so things like day courses, training sessions with top riders etc will probably make your name and get people wanting to be there to be handy on site to participate.
Is your website updated with current pics of the superb stabling (!)
Are you having an opening day with someone well known doing a demo on that date?
30 boxes take some filling and some time as a rule, but the facilities you are offering once finished should make it an attractive proposition for anyone to train there.
It wouldn't harm to ring a couple of the agents in H and h to ask their advice re renting prices either, they must know the market.
 
Is it the lovely yard I would have passed today on my way to Morton Morrell ,near Barston ,or is it the other way completely.
I would have thought about £2,500 a month ,that is only £20 a stable but don't think many people would want such a big place. Wish I could afford it ,it sounds lovely
