Hi, I am wondering if anyone knows roughly how much I could charge to rent my land? I have 12 acres and I've been told to charge £25 per acre per week which seems quite a lot, so I wondered if anyone had any other suggestions. We also have a 6 stable, stable block with tack & feedrooms, wash bay and 20 x 40m menage.

It is quite area dependent too - give the region and the answers can be more specific.

But £25 is more a per horse cost for DIY livery, rather than per acre, if the horse had its own exclusiver well fenced one acre paddock that would be fine, but if not I would expect access to more than an acre (even if shared) but not more than £25 if you see what I mean.

how much would you charge if renting out by the stable with those facilities in your area ? maybe at a guess £25 per week (taking arena, good turnout and wash/other facilities into account) so 6x25 per week = £150 per week. However this wouldnt leave much room for profit if the person renting from you is then renting to others !

It's in Buckinghamshire and I have just over 12 acres, but I wanted to know a rough average price to rent out per acre

I wouldn't allow them to re rent it to others, but I think your on the right line of thinking at charging £25 per stable per week rather than by doing it by acre, thanks

I pay £75 a month (warwickshire) for 4.4 acres with running water but no other facilities. I did the fencing myself (borders are hedged) but the vicar (ladlord) has been very handy with a chainsaw and a headcollar when needed!

chainsaw and headcollar !!!!! omg !!! dont want to ask !

I think the 6 stables are more relevant - 25pw per horse is a DIY charge for stable and grazing with access to facilities (floodlit arena, tack room, feed room). I'm currently looking for similar (also in Bucks lol). I know people who pay very little (say 200 per month for 4 box/6 acre yards), but I'd be willing to pay a hundred per month per horse if each horse had a stable and at least an acre of grazing. For just grazing with no access to anything else, going rate round here (Wycombe) is 40 per month. Grazing plus shelter and some storage, more like 60 per month, grazing with access to school with electricity included etc about 80-90 per month. Actual livery yards charge a little more cos they have someone there to do services for you, keep an eye on the horses etc.

Basically, if someone offered me that (6 stables, 12 acres, school etc), then between myself and the friend I'm looking with (we have 9 horses between us), we'd be willing to pay up to 800 probably for the lot (but we're lucky enough that some of those horses will live out). We don't have enough horses to completely fill it though, and that would have to include electricity and water. To ask people to pay separately for those, you'd need to reduce your rent. Our current landlord (just grazing) has a fair usage policy with the water, which I'd recommend.

Hope that helps!

Not at the same time, haha! Although I think when my shetland trampled his immaculate lawns the first day we moved here he was probably tempted!

He's cut back all the trees for me and likes setting fires. We've had some awesome bonfires courtesy of the vicar! And when I need him he's always there with an apple and a headcollar and a goo-goo baby voice, much to my misery-bum appy's delight.
