How much would you charge for this livery service?

Hi all, looking into buying some land and stables soon (eeeek, fingers crossed!)

Basically, it is 5 acres, 5 well built wooden stables, on concrete yard, gated access, very tucked away (i.e. not on main road), parking, electric and water on site.

Would look into getting a tack/feed room built, but none currently. What would you charge per week for this service? It is in the west midlands, for reference I currently pay £16 a week grass livery for a "single horse paddock" with auto water and use of outdoor school.

Are you intending to have DIY liveries on site, rent out the whole lot to one person, or have liveries that you help out with?

sorry maybe i should have said, it would be on a diy livery basis, not as a whole lot. i would perhaps be able to turn out/bring in, but i work shifts so could not promise to do it for everyone everyday! i could do weekends mucking out etc for people, but would probably just charge 'per service' rather than charging as assisted diy every week. if this makes sense?
 
I would add up all the expenses and work out your costs from that - mortgage if you have one, insurance, water, electric, rates - as for the extras, I'm not sure what the going rates are as I have had mine at home for 8 years, but I'm sure someone else will come along with more up to date knowledge than me.

Should have said - hope it all goes smoothly. It's so exciting getting your own place!
 
I've found the going rate to be 100 per stable plus hay and bedding and 100.÷ number of stables added on to basic livery cost for a school. Plus a £1 for turn out/bring in, feed bit more for.mucking out. X
 
I wouldn't pay more than £20 for somewhere with no school. I'm in wiltshire, and most recently paid £15, but also had a tack room, quite a bit of storage, and tea/coffee facilities plus a loo. Somewhere near me charges about £125pcm for stable, school, xc course and all haylage and straw. £16 for grass livery strikes me as a bit steep.
 
I'd ring round a few in your area posing as a customer, prices vary so much across the country.
I rent a 5.5 acre field split into 3 paddocks, water but no electric £125 pcm, some friends rent at £97.50 pcm per horse for approx 20 acres plus stables (7 horses ), DIY grass livery only no stable nearby 2 years ago was £25 pw per horse.
 
I pay £100 a month for a massive stable, 2 acres field of my own, xc course, set of showjumps, amazing hacking, outside and indoor schools and this includes hay and straw. Tea room, toilets, food machine, lorry park etc

I also know that mine is incredible cheap, my work mate rents his two stables and 4 acre field out for £25 each per week with no facilities other than hay storage and tack room.
 
I paid £360 PCM for roughly that near Hinckley.. £400 if I used the school they built.. It was sole let on a dairy farm in a big barn though..

I had the first 4 stables for £20pw each and the 5th for £10pw..
