How much would you offer for this lot - property

Need help - I have found my dream property. What would you go in with as your first offer?

£375k house with 2.5 acres and an additional three quarters (with planning consent) of an acre for 30k - I must also buy the last bit to protect the property's privacy.

Hubby says to go in with £360k for the whole lot. Interested to see what others would offer

Ditto this, and how desperate they are to sell/move.

If you want the extra piece of land, the pp is probably worthless to you, but to a third party it may well be of interest. Again, it depends on what and where

Personally I cannot see the 1 acre plot with planning consent going for less than the asking price so maybe reduced the price of the property you want and offer full for the additional land. Having just paid £50k for 7 acres brown field nothing else its not a bad price for an acre with planning at all, ours was also in Cambridgeshire attached to the property we have just bought and the same as you to protect our privacy, farmer knew he could get premium rate and would not budge on price.
