How much would you pay for 6 acres (to buy)?

Someset land tends of that sort of size with few amenities tends to be around 10-12k per acre, depending on the quality of the land

Very much depends on location; even different parts of different counties have great variations on prices.
Then consider fencing, water, access, soil type etc - all huge factors in pricing land.

This.
However there are two fields about 3 acres each near us on the market for £45k to £50 - no stables, water or electric.
Its all depressingly high.

As much as someone is prepared to pay for it is the answer - neighbours will often pay more, anyone needing it for access will pay a lot, good land is twice as much as poor land, small parcels fetch more per acre than large parcels and land in the SE is megabucks compared to land in a rural area where there isn't really a shortage. Round here (rural area but pressure from a couple of local centres of business and employment) a local agent told me it is fetching between £10k and £20k per acre. Keep an eye on websites like the local land agents and auctioneers, and UK Land & Farms, as well as Zoopla. Farmers Guardian used to publish figures along with produce prices, not sure if they still do.

My field neighbour had her land valued by a local land agent a couple of months back and the price was £72,000 - £80,000. She has 5 acres with 3 stables, water but no electric and the fencing is hanging onto life by a thread. It's clay land but productive with good grazing in summer and situated on the Lincs/Notts border on the edge of a small village.

Between 10 and 20 k per acre depends on lots of factors like location water fences access planning status etc .

6 Acres at one side of our house was priced at £85,000 while 11 acres at the other side was £80,000. The difference? The first field had a long road frontage while the other just had a gateway onto a private lane.

"Pony paddock" type land in my area (far south west) is making slightly over £20k/acre. More if it has water and electricity. Some land with very good road frontage, water and electricity less than 10 miles from me just sold for £58k for 1.5 acres. And there's not a snowball in h***s chance they'll ever get planning permission on it. Madness.

1 x 3.8 acre field less than half a mile from my yard sold for £180k , yes thats one hundred and eighty thousand in late Sept 15.
Its got no stables on, no power, external fences pretty poor, but has a small storage shed, water meter by gate and is VERY boggy in winter.
It was offered in excess of £150k and there was a bidding war for it. Madness!

Its the 1st bit of grazing land in my 'immediate patch' to go on the market for well over 10 years.
