We are hoping to have a 20x40 rubber/sand menage built at our yard. So are thinking of upping the livery a bit. How much would you pay for a yard with the following:

- Small, private yard with owners on site.
- Two big fields (one split in half), several paddocks.
- Hopefully 20x40 menage
- Set of showjumps out in the field.
- Mini homebuilt xc course (about 2ft!) around one field. Pretty basic but we do have a step-up jump, a road jump and a ditch. :D
- We're able to turn out in the morning or bring in (for extra cost).
- Hacking is average but quite alot of roadwork. It is a busy country road, but we ride on it with no problems.
- Turnout 24/7 in summer, but in during the night in winter.
- Geldings and mares turned out together (max amount of horses in field = 4).
- Nothing included (ie. Bedding, hay etc - though we do order it in)
- We're in Sussex.

Think that's about it.

Being in Sussex myself i pay £148 a month for Hay, straw, individual turnout, excellent hacking - no road work required, 2 decent sized rubber schools, round pen, good stables.
24/7 turnout in spring/summer.

If that gives you a good deal of help?

That sounds like quite a good price for what you get. Ours is £80 at the moment, which I think is the cheapest in the area. We haven't changed it for about three years, so was thinking perhaps £100? Does that sounds about right?

It does depend on where in Sussex you are, and what else is available locally. - this area, I would think around £30/week, but good yards are few & far between.

Where we are, I pay £167/mth (think it's £38.50/week), we have AYTO (24-7 in summer), 60x20 school, excellent hacking (almost no road-work), services available.

I'm in sussex too and in our area i would think that for a nice yard with good facilities and standards would be around the £30-£35 p/w mark- some yards charge more than that.
