... a yard made up of the following:
2 acre field divided into 3 paddocks.
3x hand built 12x12 stables, 2 with rubber mats and 1 used as a tack room.
Hard standing tarmac in front of stable block.
A caravan used as a changing room/making coffee etc.
Full electric fencing kit, with battery and solar panel to charge.
Solar lighting in stables.
Generator.
Land is leasehold with £200 per yr ground rent on permanent lease.

Um... our 5 acre field, 3 stables, various small barns, no electric fencing, no electric light and no water supply was £45000 freehold January 2006.

A field nearly by, nearly 6 acres, fairly level, well fenced, with road and bridleway access, water and electricity, and 20 foot square pole barn went for auction last week, the bidding went to £52000 and the reserve was £55000. And this is rural Devon!

Wow, thats a lot!!! This land is leasehold though so I expect its not worth that much. The ground rent is very cheap though and a permanent lease.
Just wondering as thinking of selling up and moving to a lovely farm near me and wondered how much I'd get for the yard as it stands.

3 acres with 3 stables and haybarn, sand school, caravan, lovely and tidy, quiet lane went on ruralscene for 85k.

sold for 85k
