Just seen ad for two acres of grazing for sale with two large stables and small arena. In the North west. The ad has no price on. How much do you think it would be for sale for? I already know the answer and am truly, truly horrified.....have a guess and see if you are near. Maybe I'm over reacting, but I gasped (aka swore) when I found out!

Well... not far from to my yard is 2 acres, into 3 paddocks with 4 stables & feed room plus another store on an L-shape concrete yard. No school, limited parking (2 cars??) but brill hacking with no need for roadwork.

wellllll - in my part of the NW....
there are 'yards' for sale that are not even on 1 acre - which are up for £125,000 .....
So i would say that it is something stupid possibly like £200,000?

Surrey..... prices stink (in places)
lol, my house is 4 miles away from the land priced at £172k - and the house is worth only about 30-40k more! (and that has 3 bedrooms, garage and electricity!)

I am in dorset too and have just bought a 3 acre field that is next to my current 2 acre field attached to my house. The new field is excellent pasture on a slope, very well draining and with stunning views of the countryside. We paid £35k, buying direct from the farmer. We were budgeting for £10k an acre but it was worth the extra £5k as we are landlocked in every other direction so this was our only chance to expand.

i was expecting it to be around the 10k mark so was surprised when he said 15k, a local farmer told me at auction the going rate is 6-10k per acre

Well I was going to suggest £200K, I don't think it's expensive for this area, given that someone was asking £150K for 4 acres no facilities just along the A4 , with an uplift should it be sold with planning permission ev er (unlikely as green belt, adjacent to National Trust area)

Um it totaly depends where it is .. edge of a rough town 15k ..... on the other hand surounded by £500k houses depending on hope of getting PP for residental or green belt.. the skys the limit ....in both cases the buyer sets the price!!! not the seller
you can ask what you want but untill the money is on the table it aint worth nowt...

Land (equestrian) around here is fetching at least 20k an acre at the minute (and rising) due to the immense demand for it! Beginning to think there must be more horses than people around the area I am in!

I think some sellers are living in lala land. There is a 1.5 acre field next to me with no electric, water or buildings. Not fenced just pasture land and the price.......
