How much would you say a house like this is worth???

It’s in Lincolnshire, just north of Boston.

It’s a semi detached house currently 2 bedroom but is in the middle of having an extension to double its size . once finished it’ll be a 4/5 bedroom house. The outside of the extension has been finished and the stud walls have been put up inside but that’s it, so the layout can still be changed if you wanted to. You could finish the whole house off to a high standard for about £20,000

There are 5 good sized stables not pony size.

4 acres of flat level pasture with good grass.

Large 20 ft hay barn.

Another largish storage barn.

Large pond and lots of outside space.

Static caravan which has been used for storage. But could be lovely with a bit of tlc.

Situation between 4 large equestrian centers so lots of competing the closest one being 10 miles away.

Just wondered what you think it would be worth in the current climate?.

Historically, houses are cheaper in that area than in the south, or midlands for example, so I would say between £250 - £300k in the state it is in - i.e. not finished.

We paid just over £200k for ours at the height of the boom which was an incomplete (by a long way) barn coversion, detached, standing in 3 acres, to make a 4 bed, 3 bath house. We are in Cumbria, a slightly more desirable area than Lincolnshire in terms of property.
 
I have a similar property just north of Lincoln outside a quiet village but we are detatched 4 acres 5 stables and 2 barns one 60 foot. We have 3 double bedrooms. I would want about £340,000 we paid £280,000 but it did need retovating
