How much would/do you pay for: (pcm)

YARD 1
a stable
a paddock with post and rail fencing
an indoor school
horse walker
haylage included
bring in and turn out
rug change (as necessary)
feeding (your own feed) am & pm
Watering
bedding not included.
In overnigh oct - march


YARD 2
Stable
use of 2 outdoor schools (one floodlit)
Round pen
stable
Turn out with electric fencing
adlib hay
basic feed
bedding at reduced cost
bring in, turn out when needed
rug change when needed
hold for farrier and vet
Automated drinkers/troughs
can live out all year round

Yard 3
stable
paddock with elec fencing
large out door floodlit school
no water supply to field
can live out all year.
Can be bought in, turned out on occassions.

Oh and location would be good :) ta

Yard 1: £250
Yard 2: £250
Yard 3: £110 but the lack of water is very off-putting

Yard 1 and 2 have pros and cons so I think they are about equal, all things considered. You don't mention mucking out so I assume you are doing this one each yard, and also that the bring ins / turn outs mentioned are free or at least cost the same on each yard.

These are the prices they actually are:

Yard 1 - £282 + £15pm for haylage - no muching out included
Yard 2 - £120pm - no mucking out but can turn out and bring in, change rugs etc, all for free.
Yard 3 - £140pm

This is a lil exercise i did for friends (long story).

i was actually at yard 2 for 7 years and love it, still go back to see them as they are like family. unfortunately it is 35miles from home as i moved. so i went to yard 1, unfortunately it was not what i was expecting and so im moving to yard 3 tomorrow. i am really excited as it has such a great atmosphere and is a lovely little place. These are all in kent :)
