How small could an indoor school be?

Wondered if anyone could tell me if this is doable?

Going to look at a property this weekend and it has a 70 x 30 ft shed, I don’t know what it looks like inside but if I wanted to convert this to be able to ride in would this size be viable or really too small? It would just be for one horse at a time and just for winter use. I really would love to be able to ride in the winter, nothing serious just enough to keep us all ticking over. On a plus side it is heated as well.

The rest of the property ticks the boxes for us as well plenty of land nice little house and not far from schools. Only downside is OH would have to travel 45 mins to work which is fine most of the time but not nice finishing on a night shift and having to drive home in a blizzard.
 
I would say that this would be too small for lungeing let alone riding in. 30ft is less than 10mtrs so imagine riding a rectangle in one quarter of a 40m x 20m dressage arena and you will get the idea

Too small even to lunge in, specially if you have horses and because of the shape and then once you have your surface in, wouldnt be so bad if you had little ponies, ideal as a round pen for backing though.
