How to sell equestrian land and stables

I'm thinking of selling 4.5 acres with stables, barn and shelter. I have CLEUD on it all, similar to planning permission but no restrictions and no enforcement action can be taken. No house, just equestrian land and buildings. If you've done similar (I'm in the south east) did you put it to auction? Or sell via agent? And who did you use or who would you avoid.
 
I sold my yard and land earlier this year, sounds similar set up as no domestic property, no mains services except water. No complications whatsoever, from access to ownership, use, good land (not clay) in SE, etc etc
Got 3 valuations on it. One was crackers high, the other 2 a bit over what I'd thought. (Crackers high came from a firm that regularly over values, often see properties hanging around for ages, owner abrupt and actually was a 'didnt show' for 1st appointment, an hour late for rebooked one - Pelhams)
Had already had tentative offer from adjacent property some 5 years ago requesting 1st refusal.
Approached these folk and also another adjoining property to let them know.
Folk number 1 came back v quickly with offer that was agreeable to me, then we both instructed sols. No agents required. Sold.
 
I would look around at who's selling similar in your area

I totally agree about getting valuations done (before committing either way) and then approaching neighbours on all sides and I'd probably even pop an add on my local horsey facebook page.
Realistically someone local and horsey will buy it - it's unlikely someone from out of the area or unrelated to horses would be the right buyer.
 
We're ME3. I can't find anything remotely similar in our area. Actually finding land in the UK with equestrian use established is difficult, it's mostly agri, suitable for equestrian STP.

I’m in a similar position but also have a cottage to sell too! My land (4.5 acres with stables) is a 3 minute drive away. I’m in East Staffs. Not sure whether to have two separate agents or try and sell field by myself?

Def easy enough to sell your land yourself, get at least 2 valuations from good land agents. Once happy with an asking/offers over price, let your adjacent neighbours know (if you get on and they might potentially be in a position to buy).

Worth asking a solicitor who deals with land or commercial sales/purchase if they would be willing to act and get fees sorted, state that you will be marketing it yourself. They can then sort paperwork, arrange funds transfer etc, easier that they do this as will be under POCA regs.
You can fill out a CPSE1 form yourself, plus a TA6 and a TR1, but solicitor can do these. Can also download from HMLR for title deeds.
You'll find that much of the 1st 2 forms will be n/a but you'll be able to put in water co, boundaries, and fixtures included etc etc.

I sold 4 acres with arena and stables, mains water no electric, no house. I used GTH (Greenslade Taylor hunt) they made an auction pack, put it on their website etc. this was about 4 years ago.

I had huge interest and lots of viewings ( in the end I left nain gate unlocked but padlocked field with horses in) it was stressful as people were turning up all times of day when I was there but I knew even if I said viewing by appointment they would turn up to stare over gare and prob climb over anyway so I said viewing anytime.

In end it never went to auction I accepted offer prior to auction, agent dealt with it all. It cost me in fees but was well worth it as I got way more than expected,

Beware capital gains tax !! You pay a % of profit (difference between what bought it for and sale price,..you can deduct purchase and sale fees and improvement costs)
 
We bought from someone my partner knew. He got a valuation to sell as it was and another from a property developer. The second was more but staged payments which they didn't want.

I paid slightly under the valuation in return for them keeping their elderly horse there for 6 months

Tbh if you get a valuation and pop on FB it'll be gone in a flash

I would have one agent and then sell in 2 lots. It may well be that you will get more for the whole than the two lots.
