I need some advice

Hey Guys, i am in need of your advice

There is a two acre field next to the where my horse is. This field is at the back of a house which is up for sale. The owners placed the field for sale seperate to the house a couple of years ago, but now have it included in the house sale. I do not know how much the owner was asking for.

Is it worth me looking into buying it, I have no idea how much a two acre grazing field is worth, so if you guys have any idea i would appreciate it. There will needs to be some fencing work done and there is currently no water supply.

P.s my parents currently think im mad buying a bit of land for a horse, so they are currently no help

Hard one to answer as land values vary considerably over the country, plus what standard of grazing it is, etc. Land round here is about £2-3k per acre, unless it is suitable for horses, in which case it pretty much quadruples in price :(
 
agricultural land is roughly (as Mrs M says) about 2-3K/acre, depending on where you are in the country.

Land adjoining property, suitable for horses and in horse-sized packages, is as much as the vendor wants to ask and the purchaser prepared to pay.

Friend of mine asked a neighbouring farmer for a 3 acre part of his corn field, which backed onto her cottage. He didn't want/have to sell - she really really wanted it - he asked her £70,000

I know of a 0.75 piece of land, on a crossroads of a lane and a busy B road - sold for £32,000 a couple of years ago

Depends where you are in the country as well - we are in Gloucestershire where demand way outstrips supply......

BTW no water supply is not a problem to farmers as they'll just put one of those big bowsers full of water in. It's more of an issue for horse owners!
 
Hey guys' thanks for this, i am in Norfolk.

The ground itself is good, bit of a drainage problems, its on a hill and water collects at the bottom. I have asked a couple of friends who have said 4k and acre at the most. I cant see a farmer wanting it, its there back garden but does have seperate access.
