Reason I put it that cheap is due to the area at which I had to select a yard (its all fake obviously).

We got given a budget of £1mill to include improvements/facilities you would want added. And I wanted a certain acreage or more to offer a good amount of turnout so ended up in Wales, but gave me a good "base" to start my project on, hopefully that makes it a bit more understandable!
