would this interest you? Renting a field/s to match your needs (acres wise), with field shelters, water and electric laid on, the support of a livery yard if you needed it and access to the yards indoor/outdoor schools. I suppose it would be a livery yard in the sense that daily checks would be done of all animals on the land and support would be there if wanted but with the option of managing your own land, being left alone to do your own thing and the feeling of having your own place. Would this be workable? I thought different sized plots of say 2 acres, 5 acres and 10 acres would be good along with a conventional livery yard for those with only one horse or who don't want to be on their own place, needed full livery etc.
 
im looking for exactly this at the moment, but A. theres nowhere like this and B. anything else is so damn expensive.

Ive got the hosses in a feild for free, its brambly and thistly but has grass and a stream for water. in the winter i want to move them somewhere with a feild shelter, water and hopefully lights bright enough to lunge in the dark at a reasonable price, but just for grass livery people want £50 per horse per week, pretty flipping steep for a feild!
 
mmmmm.........that's sort of what I was thinking. It is so good to be on your own place but sometimes a little help would be good too. I wasn't thinking on a livery basis re charging, something like a flat rate depending on the size of plot you take. I suppose this would have to be related to the number of horses it would be suitable for in some way but not like an individual cost (does that make sense) and I suppose where people could share with a mate if it worked out better for them cost wise. The thought of having back up for things like farrier or vet visits, or holiday cover would be reassuring too.
 
I rented fields with stables in the past (before I had my own) paying an annual rent. It was great but you must be prepared to do your own weed control, fence checks etc.

From a business point of veiw you'd need to make sure you had a very clear agreement that lays out exactly who is responsible for what
 
I have this.
I am on a yard, with arena, haylage, hay, bedding supplied by yard. Plus help if needed with horses.

Plus within the sight I rent a separate field so u can do as I please.
My horses can go out for longer whatever the weather and I can do what I please within it.

I definitely think there is a market for it.
 
I rent 2 fields but have no facilities like stables or school etc.
I love being on my own without all the strife that can often come from being on a livery yard. However it's hard work! Things that you take for granted on a yard you have to do yourself. Muck removal, fencing, fertilising, ragwort removal, cleaning out water trough to name but a few. I thought having 2 horses living out 24/7 would be a doodle, but it certainly isn't. I love it here, but what you are describing sounds fab! Your not by any chance in mid beds are you?
 
I think it would suit a lot of people. My friend and I rent a field between us and have half of it each. We had field shelters built last year, which are a god send, and manage the land as we see fit.

I don't mind the ragworting, etc, as it isn't too onerous, and at least you know it's being done properly!

But to be able to rotate my own paddocks and do as I please is priceless. I would hate to go back to a yard where lots of the decisions are made for you.

Ideally id lke a sandschool too to help with the backing, but its more to do with the fact that it gets so dark so early in winter and it can be quite windy going up there in the dark. i was at the horses late last night and didnt realise how dark it had gotten until i had to walk back to the car, i didnt like it at all so having somewhere lit would be brill.

It would also be useful to have someone who you could ask to drop in breakfast or pop a rug on if you cant get there for some reason. And theres always the chance to book vaccs/farrier etc as a group so you arent all making separate appointments.

From a DIY point of veiw i dont expect the owner to provide much, lighting and a shelter would be a bonus and i suppose you could push the boat out and offer communal shelter for hay/straw storage, MAYBe a couple of barrows and forks, buckets etc but i would be happy to provide those anyway.

Price wise, you could do it on acreage and have a guide of how many horses you would allow etc.
 
Thanks all, I have a friend that has just bought a large farm (down south so too far for us) and I was telling her what I would want if I was going there, so was just testing the water to see if it was just me or if there would be loads of pitfalls. Whilst I thought of electric on each plot I didn't think about access to each one and I suppose there would have to be all weather vehicle access and lighting in case you were walking horses to and from the schools in the dark. Because we have so many, individual livery is expensive, and it is nearly impossible to find fields the right size. But I love the convenience side of a yard, arena, someone to fall back on if you need it when you are working or if something happens and you just can't get there., water, power etc. I have thought about it a lot since leaving our own place and do wonder if this is the way large liveries should/will go. I know lot's of people hate the livery yard culture with the bitching etc so thought it would be the best of both worlds.
