If you were me, what would you do?

IME, moving into a new (old) house out of my parents was the most uprooting and financially stressful thing I've ever done. Despite doing the maths and being comfortably able to afford it the pressure of knowing I needed to be able to keep funding it and seeing the size of the bills going out was tough. To give myself peace of mind I scrimped way more than I needed to for the first 6 months or so. I think BE at that point would have been an unbearable extravagance. I also felt very responsible for my own ability to work and did find it impacted my bravery with horses a bit. I also spent most weekends doing things that the house needed and don't think BE would have been a time priority either. A couple of years on I an back to normal and actually able to enjoy doing the things I want to do. You do only live once, but there is nothing wrong with putting ambition on short term hold until you are in a place to really enjoy it. If you have a cheaper and less time consuming way to plan t enjoy horses to begin with I would start with that. You can always accelerate your plan to get a new horse if you feel settled earlier.
 
This probably isnt good advice! But I'm 36yr old an crippled due to a riding accident. I deeply regret not doing more when I could of! I'm pretty badly injured now and will never get that ability back sadly. What I do have now is a house :) Its not a house that you would want, and we only own 25% of it, but we do own a bit and its rocketing in value. The bit we do own will give us enough collateral to buy what we do want to own in a few years if thats what we decide. I wont ever get back the ability to break and school sadly.

There is a compromise! Keep the horses and buy a bland and boring house. It will go up in value while you are playing ponies. Then in a few years time you can buy what you actually want without compromising on your quality of life. It doesn't take much for you not to be able to do what you currently do, so enjoy it!

I totally totally agree!!! The compromise here should be the house. I too hate bland boring boxes. My first house was a chocolate box cottage and this house is victorian with a bit if damp. Don't underestimate the amount of work older properties take.

Minimise the stress but buy a new house that is sellable and be able to afford to continue eventing, maybe with one youngster to start and one horse to event.

Just get in the property ladder. I regret not doing it earlier in my 20's, but I also regret not carrying on with my horse. So if you can find a way to do both then fab!!
