I'm sure you're sick to death of hearing about my yard probs...

But I'm soooo fed up. It's not just all my stuff getting borrowed and then left lying around, or the fact that I have to PAY out of my own pocket to get the school raked (this should be done automatically once a week) OR the fact that the food runs out and I regularly have to get more for PF OR that I have to get extra bedding - (This is a full livery only yard) BUT now my livery is going up 30% and it's sooo not worth it any more! Unfortunately the only acceptable alternative is too far away and Antifaz will still be at this yard so logistically it'll be a pain in the BUTT travelling between them. PLUS I expect I'll have pupils there next year at current yard.
Have I mentioned that nearly all the other liveries (who are quite happy to help themselves to my stuff and ask me to help with their horses) are envious, resentful, bitter, two-faced, back-stabbing barstewards?
I really, really want my own yard, but I'm at a loss even where to begin looking. The Posh Yard which PF was at briefly is up for rent but is WAY way too expensive, even if I could get some liveries there...
Sorry for the rant, but I'm utterly fed up!

Why not rent the posh yard, offer an absolutely outstanding livery service and charge them a huge livery fee? Would there be a demand for a delux livery?

I don't think most people even understand what looking after a horse entails; I mean, most people don't notice if their horse is standing up to its fetlocks in sh:t so proper care would probably go unnoticed too ...

I can't help, but you have been miserable for so long, and even moving didn't help and you moved back. How horrible for you. Hugs.

You're right, of course. Moving didn't help so if / when I move again I think it will have to be to my own place; otherwise it's just the same rubbish, different people, and worse care for PF...
I wonder if I could find several people to club together and rent the Posh Yard on a DIY basis...

Livery yards suck. Could you try placing an advert and see if someone with their own private yard (no liveries) might fancy just taking one for a bit of extra cash? My friend suggested this to me and I was very dubious, but I found the most fantastic place and am very happy there.

I've started asking around. Someone has mentioned a place I'm going to check out in a couple of days. I've seen it from the road and it's not very promising, but I'd best have a look before ruling it out!
