dilema, shall i move? ive moved 2 a private rented yard , and its attached 2 the owners house, its only me there as its only 5 acres and 2 stables, but whenever im there i can see them watching me, and now the gent has mowed my stable paddock in pretty lines 2 match his garden, which annoyed me as that paddock was my horses dessert , id let them go in 4 a treat wen i muck out cause it dont get grazed on much, then at the wkend he said , can u muck your stables out completely as the hot weather may attract rats, . im so fed up im thinking of moving on, but find it hard to find grazing 4 1 mare and 2 large foals, its got to a point i dont like going to my yard....................

personally i would either have a good chat to the owner and suggest that mowing the grass could kill your horses etc (and he would have to foot the costs) and that you rent the stables and look after them accordingly, ie you would not create a situation that encourages rats

personally though i would go for the second option as i hate nosey people!!
 
let him try mucking out for a weekend and then realise - esp. if it's stinking hot - what hard work it is - much harder than driving around on a ride-on mower

you could say that you'll have a contract with a pest control specialist at your expense to a: check for rats and b: deal with them to the owners satisfaction.

don't cut off your nose to spite your face - better a nice safe field and a nosey owner (who could notice if someone comes to interfere/burglar/arson the place) than a mixed yard and vets bills 'cos your babies have been beaten up by other horses and your tack nicked and a load of bitching.....

think first, jump 2nd

as for paddock maintenance - topping a lawn actually makes the grass grow better - it makes the roots 'push' to produce more 'top' and also ensures that any weeds don't get to flower and seed. The pattern will happen automatically as a result of his mower

my own normal farm topper will leave 'stripes' on the field as these are the effect of bending the grass top over in two different directions

for an 'unattended' yard I'd rather have a 'nosey' person than one that hears trouble and turns up the volume on the TV !!
 
I was in this situation around a month or so ago. The yard I was on was lovely, just me and the owners horses, but this yard was more of a private home and not really designed for liveries. YO would go ape if I dropped a piece of hay when bringing it on the yard. She was a funny woman to say the least. I have moved now anyhow, I felt like I did not want to go there anymore because of all the nit picking. MOVE- you will be happier. These YO'S want the money but they want it all their road too. Im in my own field now its far from perfect in some respects but totally perfect in others. It depends what you can and cant put up with.
 
yeh thanks 4 that . i know wat u mean bout them being nosey rather than not there, i suppose i will have 2 find a balance, the thing is if hes like this now wen ive only just been there a couple mths will he get more picky, i dred seeing him, also my 2 young sons like 2 play footie in the field and he had a face like thunder. his wife is really nice though , also ive met a couple of nice hacking mates locally , if i move i will lose them 2 .... :
 
why feel awkward

he's invitied you into his 'home' for the money

if he doesn't want the 'inconvenience' then he'll ask you to leave

but otherwise ifyou are fencing and looking after the place - think of the fact that you are probably helping to pay his mortgage and with rates due to go up again.....he'll need you not just you needing his stables....
 
Funnily enough I've just had to move to a 2 and a 1/2 acre orchard with another acre paddock, with mobile stables coming soon, because the yard I've been at I've had them interfereing, looking down there nose, even had a good at a few times and reduced me to tears (only 14) so an adult to pick on a child is a bit much, just for my 3 y/o running away from diggers which she was frightened off, and i got bollocked for it just because she can't control her nutty thoroughbred who she can't even hack out without fear of being chuck off - but anyway, sounds like I've had the same thing happening to me where they do things with out your permission, which is very annoying as it's your horse. My opinion find some stabling and grazing and nice people who own it, and quite cheap rent and get the hell out of there.

sounds like a power thing to me...upsets me when they want your money but not the inconvenience.....get out asap !
