indoor school... 30ft by 70ft? ?!?

hey

i am looking at houses (still) and can't seem to find anything. so i've extended my search area... and just found one (well within budget) that describes itself as having an 'indoor school'

but... the 'indoor school' is 30x70feet. yes, that's feet, not metres. is that big enough to do ANYTHING in? free schooling? lunging? kids on little shetlands? any ideas?

Wait, that's tiny! Is that about 10m by just over 20m? Possibly lungeing? I don't know, I've never seen a school so small! Maybe you could extend it?
 
you could turn it into indoor stables!
i've ridden in a 'school' as small as that, you can do early backing, and obv stuff in walk and a little bit of trot. it's good for days when it is raining cats and dogs and you'd get no sense trying to school outside. it's very small though and you really can't do much.
 
Indoor stables/storage makes more sense. Or I suppose a covered turnout area for mucking out when it is really bad and the horses cant go out (icy/floods).

I would check rates etc if it is being classed as an indoor school as I wouldnt pay them for that - would rather it just be stables/storage and build an outside menage.
 
hmmm... that's what i thought... it does seem rather too small to do anything in... the house also has kennels so i suspect they have just 'converted' a barn (put sand/sawdust on the floor) to do dog training type stuff in, then decided to call it an 'indoor school' ... maybe i'll go and have a look. i like the idea of indoor stables best... x
 
It could always be a misprint - sort of thing a fresh junior from school brought up with metric might mistype as everything else eg rooms in house are usually in 'feet' as traditionally that's what us older generation understand - is interesting in my butchers, everythign has to be in £ per kg but almost everyone askes for it in lbs!

Worth asking if they got it wrong, might put others off!
 
I have ridden in a 35 x 80 foot arena before and whilst I wouldnt canter in it - it was fine for trot work etc. Great when the weather was bad, and great for turnoing out in bad weather. Our was also extended by 20 foot. So 20 foot of it was uncovered. YO built another in the end as yard grew in size.
 
u sure they havnt made a mistake and it is actually metres, otherwise seems they are being abit ambitious by calling it a indoor school, wouldnt be able to do much in it.

Unless you have a really nice, big budget, I would seriously doubt it being in metres.
30' by 70' is not usable for much really, but it will never shock me what estate agents call indoor school, exclusive stable yard etc.
