Is anyone buying equestrian properties?

We are finding it a bit slow even based on Essex /Suffolk border so prime commuter belt. We only have 1.5 acres, set up for horses but use an additional 4 acres next to ours. 4 bed house, doesn't need any work and I thought reasonably priced at 400k. Estates agent has said perhaps the stables etc is putting people off!
 
I was going to say maybe wales is slower moving property wise than areas like the south east that are always popular but the plot next to my yard is 5 acres in herts near to the m25 so prime commuter belt has been up for sale for nearly a year and no takers, and the other posters here seem to say south east not moving either so maybe it is all areas !
 
I'm going to view a property in Ireland next week. It's been on the market for almost a year I think and not much interest to date I believe. The estate agent has offered to sell the very wonderful American barn if it offends me :eek: I don't think so:cool: Poor husband was thinking that I'd be buying one horse eventually but there are five stalls so would seem a waster not to use them. :D

Our tidy but dated 3 double bed detached with 12 acres was under £300k at the peak of the market - sunny Lincs not to everyones taste but if you're flexible with work location find the right area and you can find the smallholding no probs.

Ditto this...I bought a large 4 bedroom farmhouse for £290,000 with an acre of garden and a large brick built barn and 7 acres of grazing attached which we rent on a forever lease from the church for £500 a year in 'sunny' lincs. No neighbours on a quiet back road, I run a internet business so as long as I can get a internet connection I can live anywhere.
 
In Lincolnshire you definitely get more for your money than in much of England, unfortunately, the road network is not so good.

We've been looking in Cheshire for a couple of years and haven't seen anything that ticks all the boxes. The house itself is not a priority, would rather have good land.

A beautiful house with 3 stables, menage and a meagre 1/2 an acre, is not an equestrian property.:rolleyes:

50 acres, sand gallop, half mile oval gallop, sand arena, 10 stables, various other barns and sheds, round pen, various machines tractor etc, included in price, oh, and a three bed house on a quiet road 15 miles from Burford. OIRO 400K

i'll trade you my 3bed semi with pleasure, it has a graden big enough for a shetland and a large secrue tackroom :-)
 
We'd love to buy an equestrian property but unfortunately the ones in Surrey are WAY out of our price range. I did have a play around on one of the equestrian property websites and discover there were properties out the in our price range but nowhere we'd be able to move to without both having to find new jobs. Ah well, it'll stay as a pipe dream for now...
 
I think sometimes you have to ask yourself what your priorites in life are...personally I have always put lifestyle before work and have developed a business which enables me to live in a area of the country commuters would struggle with, but that means I have it to myself!
 
Up in my area of Scotland there are quite a few 3 bed properties for sale just now with land between 8 to 14 acres, stables, outdoor schools for prices around £260k. We've had our own 5 bed house with 8 acres, 5 stables and school valued at £300k but have decided to stay time being. My relatives down south tell me if I could pick the whole lot up and transport it down there I'd be looking at 2 million quid!!! Mad!!!

Without being noisy could I ask what part of scotland you are in...I love scotland but when I was looking a few years back I found the whole scottish buying system abit daunting and was warned that they normally go for alot more than the asking price so got put off...still have a yearning for settling in scotland though!
 
Don't let the Scottish buying system put you off these days as properties are these days going for at or under the offers over price. I'm in Aberdeenshire and it is fab and v horsey and the best thing is we have the same rights of access as walkers. No midges on this side too unless you are by a river. We moved here from Herts 5 years ago and swapped a 2 bed mid terrace for period cottage, 40 acres, a ruined cottage which now has pp and isn't too close to the main house and we built a 4 stable mini barn. Heaven!!

That would be a bargain! I'd swap you for a nice 3 bed in quiet location in Stratford Upon Avon ;)- about 0.005 acres of garden with a very productive victoria plum tree (property work about 160K)

That sounds right up my street, we are currently doing a major renovation/extension of our property but can feel the hills calling in the next few years...I dont do 'dreams', when I decide on something I work everyday until it is achieved no matter how long it takes, one day I might actually be able to relax and settle down :)

I'm in Aberdeenshire too. The prices have changed dramatically now with the introduction of home reports which value the house for the potential buyer. It's rare now for anything to sell miles over asking price.
 
Sounds like it has improved a little then...I didnt like the uncertainty though at the time didnt have the budget I would have now. I will have a trawl online and see what I can find to give me inspiration...my house is pretty ideal but I would love more land of my own, and hills!
 
My neighbour is sellling in south notts / south yorks borders he has a 4 bed detached farm house and 5 -6 acres ... someone please buy it as he is a total git and runs a garage from home with no planning permission, can't stand him. It's overpriced but they are desparate and might be open to offers mid market price range.

Right here goes. We are genuine cash buyers with up to £400,000 to spend looking for property in Devon or on the Welsh borders (but not in Wales). We need min 3 bedrooms, some outbuildings if possible with min 1.5 acres. Not on a busy road or with too many houses around and definitely no wind farms.

Our solicitor assures me that we can easily get to contract within 4 - 6 weeks and we are certainly ready to go! If you have something suitable PM me. I am totally fed up with the lies told by estate agents so don't mind a private sale.

Im not ready for moving yet but when I am I would be quite picky, no neighbours, no main/busy roads and views like yours, at least 20 acres, outbuildings/stables etc and a annexe for mum with min of 3 large bedrooms in the main house...what do you reckon my chances are finding something like that for about £400,000?

Cost wise I dont think you would have any problem if you dont mind being a bit further than commuting distance from big city. And plenty of places have either an already done annexe or an attached barn which could easily be converted (and planners are pretty fine about that happening) - ours is Grade B listed but they still gave permisssion to convert the attached steading and barn, not that weve done much on it yet.

I found it when surfing the net when I should have been eating my lunch at work in the City! We knew Aberdeenshire a bit cos we had some friends up here and we had fallen in love with it.

Lots of the properties come with stables but again, with that much land, you would be highly likely not to have an issue with permission to build them if the perfect property didnt have them - there was nothing here when we came and council were fine with a 4 stable mini barn (I think they might prefer that set up than a line of loose boxes as it looks more agricultural barn ish and also is tidier as there isnt stuff blowing around everywhere.

Ours isnt on a road at all, we are up a track about a mile from any road, and you cant see neighbours at all from the house unless you walk up the field.....:-)))

We are about 35 miles from Aberdeen, not far from ski centres, Balmoral and can ride out from the house for hours with only one road to cross.....:-))
