We are currently considering moving to a 200 acre farm near kentisbeare cullompton. We would want to open a full/part/diy livery yard is there a lot of yards already in this area?would there be much demand?thanks

That's just up the road from me. Its a relatively horsey area tbh. In the village where I live there is a fair few DIY livery yards. Your main competetion for full livery would be Sue Sheers http://www.gingerlandfarm.co.uk/index.html
Although in my personal opinion her reputation is going downhill and she is advertising everywhere.... read into that what you like!
But as a rule I would say we are a horsey area :)
Drop me a PM if you want to know any more! As I'm literally in hacking distance from Kentispear.

Hi, yes there is a great demand for somewhere around here with good facilities!!! You'd be too far from me, but I know of a lot of horsey people over Cullompton way so know there'd be a market.

thanks for the replies thats good to know.we wouldnt have an indoor arena but would put in an outdoor.we would also have off road riding around the whole farm with direct access to the forest.anymore info really helpful on what people would really want.

poniesrock do the yards near you just offer diy?do they have group/individual turnout and is it all year round?do they all have arenas?

I live in Cullompton and keep my horses on privately rented land near kentisbeare. I know a few people who would love school to hire in the area. There aren't many livery yards around. Pm me if you want more info about yards nearby.

I work for sue shere and her yard is run very professionally.!! It is the best yard I've been at, its a very professional yard. PEople have there own opinion but don't give bad impressio unless you can give a good reason for it.

thankyou for all the response.it seems it would be a good area to be in.its quite away from gingerlands so dont think we would be in competition with them.plus our yard would only be a fairly small family run yard rather than professional.

I lived there for 6 months whilst studying for my PGCE in 2006 (so things may have changed since then) But I really struggled to find a decent yard when I was there that had safe and regular turnout with good facilities. in the end I ended up at a yard 30min drive away in order to get daily turnout in well fenced fields and a school! So it probably is a horsey area. However, I found that I struggled to get a decent instructor (in the end HenryHorn on here pointed me to Chris Dannan? -not sure of surname) I also found the horsey shops were a distance away. Like I say it may be different now though six years later! (I was at this place...http://www.mirkystuff.biz/hitts_barton/flash.html

The yards around here are mainly all DIY. And we have indvidual turnout. But me and a friend put ours in together. Were allocated a paddock each (far too big a paddock for a lami prone native! ) So my friends horse eats all the grass down and then mine goes in after. But tbh, the YO is so chilled out and is happy for us to carry on and do whatever suits us and our ponies.

Our turnout is all year round, there isn't a limit on the turnout. As were allocated the paddocks were responsible for those paddocks.

Some of the yards locally have schools but tbh most people around here ride in the fields anyway. There are schools locally that are available to hire if you wanted to.

Hope thats some help!

If you are going to have clean facilities, year-round turnout, proper fencing, decent sized boxes, a few jumps for the school, access to good hacking and decent basic horsecare then I will be your first customer!!

I am a bit north of you, (about 9-10 miles) but any decent yard around here has a waiting list 12 months long, and anywhere nearer to me that has vacancies is a pokey hole.

It is a good idea to be flexible in what you can offer (as some of the bigger yards stuggle with this) in terms of livery, e.g. can you provide the option to do everything in the morning but allow the owner to do bring in , hay, feed and rug in the evenings?

Seriously, p.m. me if you are going ahead with this, would love to chat:D

The Culm Valley is a very horsey area - you have some great trainers ranging from Lucinda McAlpine and her intuitive riding, to dressage, SJ, XC etc.
Lots and lots of livery yards, including some very good family run ones near Hemyock (10 mins from Kentisbeare) You have racing yards aplenty in this area, including gallops that you can hire for getting horses fit for XC etc.
Several good Riding Clubs (Blackdown Hills / Exeter & District / Taunton RC) and superb PC's.....Many hunts within less than 30 min travel time to meets - including the Devon & Somerset / East Devon / TVH / et al. Exmoor is practically on your door step. Hacking around that area is mostly quiet lanes and you are about 20 mins from Culmstock Beacon (hacking) and even closer to Blackborough Woods and Gaddon.
If you have kids, then Uffculme (senior) school, is one of the best schools in Devon is on your doorstep, and most importatnly you are in its catchment. Now tell me, why am I not an Estate Agent??!! If you need some sheep to graze your acres, PM me......as this is elder sons latest venture.....!!

My friend and I (both competent, experienced, mature riders) are looking to help exercise horses (preferably hunters or eventers) in the Uffculme, Craddock, Culmstock areas one morning a week during school term time and would be willing to muck out/groom etc., in exchange for the riding. Unfortunately, we are unable to offer any more than this due to other commitments (young family and work). If you know of anyone that may be interested, please do send me a message.

Many thanks.
