land advice

I would like to rent some land for my retired horses as they are on livery at the moment and it costs a fortune and as they do nothing i have decided that i must find some land to rent for them where i can put up some shelters or temp stables.

My question is where do i begin i have looked in local tack shops nothing i have started to advertise but to no avail so any help would be great.

I am close to J2 m42 so surounding areas :)
 
You dont want to really get involved putting up shelters as if they are on view you may get into trouble with the planning authority. My suggestion is to go round the "larger houses" and pop a note through their door asking if they have an unused paddock/stables you could rent just for the summer. I say "just for the summer" as lots of people are worried about the land being churned up but, if you are getting along well with the people they may well let you stay over winter too. Where I live there are loads of families whose children have left home and now the paddocks and stables are derelict. They may like to have horses back in the field and it is normally for a far lower rent than market rent! Good luck.
 
I agree with just driving around and trying to establish who owns any empty fields you come across and simply putting the question to them. you never know they might already have shelter and be clueless as to how much to charge you so you could get a real bargain.. on the other hand they could be money grabbing wotsits like some people I approached who thought they could charge the same as a livery yard down the road who had a lovely floodlit school, well maintained fields and hay and straw on site etc... when they did not! lol! He thought he was doing me a favour by offering me the yard after I'd popped in a couple of times to enquire, asked me how much I would pay, I said 'depends what you're offering! (in terms of services)' and he couldn't tell me but could tell me that so and so down the road charged X amount so thats what he wanted - why he couldn't tell me that in the first place I don't know!!

Sorry, off on a tangent there but basically, visit with a figure in mind and stick to it as closely as possible...
