Could any person here advise me on land prices please?

I seem to remember reading on here a little while ago that £3000 per acre was an average. But I’ve looked all over the UK and goodness gracious land costs are terrifying! Five times that at least!

Particularly interested in land for grazing purposes only – fencing, electricity and water aren’t necessary.
(Lincolnshire area ideally, but info on land costs anywhere would be helpful).

Ah £3,000 is average for agricultural land, not small packages of equestrian land. Sadly (or in my case when I sold up and emigrated, thankfully

) this sort of land sells for a premium; where I lived, a small scrubby 5 acre piece of land with no fencing, electricity or buildings, sold for £88,000 about 6 or 7 years ago; I would imagine it would go for a heck of a lot more than that now.

Would keeping horses on agricultural land be a problem?

I can't get to grips with this land and legalities lark ;0)
 
No you cannot keep horses on agri land without planning permission for a change of use on the field to allow horses on it.

you can keep horses on agricultural land.
it changes when you buy in fodder.
grazing does not need pp i beleivebelieve.
 
We bought a field its just under 5 acres 4 years ago for £30.000, it had no water, electricity, or out buildings, When we applied for pp to put stables up, we could prove that horses had been kept on the land for something like 10 years so we didn't have to pay for the change of use fee. I think it would have cost about £250. I had rented the field for about 14 years prior to the sale, It was the last pice of land from a farm that the old lady who owned the field had once had, Thankfully in the end when the family realised that they could not build & sell the land for millions, they let us have first refusal on the field, I think it would have gone for more if it had gone to auction. (The field is in Kent by the way)
 
Nearly 6 acres with electricity, water and a pole barn, straight onto a bridleway with road access too, fairly flat field, in Dartmoor National Park has just NOT sold at £52000, think the vendors were looking for a bit more. Although it's off the market, they might still sell (they are friends of mine) so if anyone's interested PM me.
 
As said soon as you put Equestrian/paddocks in the title the price shoots up. i remember back in 97 i think 5 acres going for £35k
If you contact your council they will have a land list of lease/rent and sale properties/land and its a darn site cheaper than buying privately.
 
have just bought 4.5 acres for £28000 and 2.12 acres next door to that for £24000, (amenity pasture not agri so no change of use!) No electric or watrer, but river runs through corner and junction box for electric on telegraph pole in hedge. the third lot (opposite both my fields) of 6.14 acres sold for £64,000, no river, no water, no electric and footpath running through, crazy eh?
 
This is an ad currently appearing on a local website. For info, Exbury is on the coast south of Southampton on the edge of the New Forest, so you can see Burtie's right. You're looking at a LOT of money round here, particularly bearing in mind there is no mains water :

7.2 acres of grazing land near Exbury split into 5 paddocks. 3 paddocks have their own field shelter (approx 20’ x 10’), and another contains stabling for 2/3, 2 barns and a secure locking metal container (approx 20x10’).
There is no mains water but each building has a rain water collection system into 1 ton tanks eliminating the need to transport water to the property.
The stables and surrounding have lighting wired in which is run by a normal generator.
The grazing has been fertilised, weed killed, harrowed and muck picked regularly and is in good condition.

OIRO £200,000 for the whole but am willing to divide into 2 lots if interested parties.

If in 2 lots – Lot 1 - approx 2.8 acres with one field shelter.
