Thanks guys, I'm asking as I've put a cheeky offer in as it has access to it from back of my existing land...Curious to see with all its issues if it will attract much interest as I've offered a low figure and no doubt they are hoping for alot more if it goes to auction...if it had good access and no right of way it would be worth almost double!!

Interesting. In that case, I would've thought it would be worth more to you than to anyone else, as all the downsides to it don't apply to you (because you already own land with which to access it).

Only just read the thread @meesha , I'd go for it if I were you (with a reduced offer as you've done) as it sounds like a useful extra bit of land at (hopefully) a much lower price than market rate. Good luck with your offer 🤞

The thing is , to me it looses value because of the access, but because you own adjoining land it raises in value to you.
It's ok saying the farmer doesn't use the access currently, but what if he did start using it, weekly or daily, how would you feel then..

I'm considering approaching my neighbour about one of his smaller fields which backs onto mine. It is otherwise landlocked by his land so no value to any other buyer, only me, and I know his price will be a premium one if I can get him to put a value on it
I approached land owner of adjacent field where I was previously, asked to buy 2 acres at the back of his field which adjoined mine....he hesitated for 2 seconds then named a price and shook my hand ... Never met him before ..no harm in asking !!

Is the layout such that you could give a track down the side for the farmers access but fenced off somehow? I appreciate that might be tricky in 2 acres?!

I know someone with a similar situation to the one you describe where a farming contractor (not the farmer) had left the gate open, horses out overnight, substantial injury to one of them resulting in huge vets bill.

I know the farmer so I'm not worried but yes it's possible I could fence it, I would have a camera in the field with live feed to phone. He never uses the access as has another access but of course he could at any time. Would suggest number padlocks on gates either end.

I should have said it had an access issue that was not an issue to us and the owner needed a quick sale .

Be careful iun letting it go to auction. There is the danger of someone else buying it and they are your neighbours. It has happened around here several times and noone would want the purchasers as neighbours - your house would be valueless! I would try to agree a price to get it removed from auction to protect what you already have.

Now, about that land for sale... Man, wouldn't it be sweet to have a piece of that? Just imagine waking up to the sounds of nature, sipping your morning brew with a view like that! It's like something out of a fairy tale, ain't it? I'd be out there exploring every nook and cranny, feeling like I own the whole dang world!

Nope I made an offer but it went to auction and some locals who thought they could have allotments on there (access was a right of way over another boggy field and no way to get a vehicle across or park or even get a wheelbarrow through in winter lol) pushed price up and poor farmer with surrounding land paid through the nose for it so all good. Glad I didn't get it as more money, work and worry about too much grass !!

Nope. Terrible access, sounds like the farmer would be a real pain too - would you really want him merrily opening gates and trundling big machinery through your field with your horses in? He'd churn it up and could accidentally let your horses out.

Grazing land in my area ranges £4k-£5k an acre usually

Blimey I'd have snapped it up for that!! Offered 26k for 2.13 Acres it went for over 42k. Around here u r looking at 20k an acre fkr smaller bits

That would have been so frustrating being at the auction with those nitwits pushing up the price. Your poor neighbour.

Allotments... what do people do with allotments exactly?

Allotments are for locals to rent to grow fruit and veg so could be 20 plus allotments there with sheds ... No way it could happen with farmer having right of way over whole field ...so yes v frustrating for farmer !!
