I am currently looking whats for sale regarding land and I was a bit surprised about prices.

What would you pay for abour 4.5 aches of land with no main services connected. It does have a concrete 4 stable block with a timber hay store and three timber shelters. it is on the outside of a small town.
 
It will vary depending on where it is in the country and whether there is future development possibility but somewhere around £100-150,000 as it is an "equestrian property" which usually means a premium on the price, it could be far more in the home counties.
 
£80K at least that part of the world, I suspect they will be asking over 100 maybe a lot more if on the town outskirts as they maybe thinking rabbit hutch potential.

Ball park figure is around £10k per acre, more for small parcels, less for large acreages, depends on the grazing and fencing and topography, buildings add a premium, especially block or brick. And if it adjoins a town a developer might want to speculate for future development.Basically it is worth what anyone is prepared to pay for it, and adjoining owners often pay quite a lot. I would think £80k is a decent price, not overpriced but with room for negotiation.
 
Agricultural land here is £15k an acre with no buildings etc. If it has those then add some more on. So with stables and equestrian use then I would say the 80k would be about right for this area. More if it had building plot potential.
 
OP, I'm in the pricey SE, have v similar set up of 4.5 acres, mains water on, hard standing for car and box parking with concreted yard with 5 stables, (in paddocks there are 3 shelters tho one is huge and can be utilised as a good sized stables), 20 x 12 hay barn and separate feed store.
Directly onto hacking, v close to major comp centres.
Currently worth around 250k, and that's without an arena or electric.
 
Dependent on where you are and what the land is next to. I paid 80k for 2 acres last year because it was adjacent to my house and therefore a "special" sale. Great :/
