I'm not sure to be honest, just know the overall is just under 4 acres. Think I'm just going to have to take someone in that trade, pos landscape gardiner, and see what if anything can be done

Thanks but it really will be an issue if part of the land can't be levelled out for a school to be built

I can't see why that would be impossible, the school here is cut into the land on one side and built up on the side by the stream.

I would think that was natural, you surely wouldn't get that much from making a track.

Also, track grazing systems are great for small round ponies and plenty of arenas are cut into banks etc, ours is.

I've asked the vendor and he says nothing on the track was placed on the land - all removed off site.

Grazing wouldn't be my issue I don't think. But with hacking from the property not really being great a school is a must.

All this said the interest in my house has fallen through now anyway so it may get sold before I'm in a position to put in an offer 😥

The pictures make it look a lot better than it actually is. And for a school I believe it needs to be pretty level
