I have found 15acres of pasture to rent in Surrey. It has some old stables that need work, ditches that need clearing and a very bad barbed wire fence and has only footpath access. It has no electric but there is a well for water. I have been told it would only be let for personal use (I have 5 horses) no liveries/sharers etc.

How much would you pay per month in rent knowing that you'd have to do all the work?
 
I personally would prefer an amount per week or month for the entire piece rather than per horse .. and price wise, £200pcm if just the land - land and stables would depend if the stables are in a useable condition ?

The land is fairly good but although 3 stables are usable, they're not big enough for anything over 15 hh and they do need a bit of tlc to make them safe.

I more worried about being ripped off for the land rental.

Agricultural grazing is £50-60 per acre per year (thats about £1000 per annum) and while I was expecting a bit of a premium as everyone knows that all us horse owners are stinking rich:rolleyes:, i dont know what is a reasonable offer.

Make sure you get a good written agreement if you plan to do any of the work otherwise you could end up spending effort and money to fix the ditches, stables and fences and then find yourself ejected at whatever notice (possibly short) that you have agreed and with no recompense. Just a word of warning from someone who has 'been there, done that'!

Surrey is stupidly expensive. I pay over this for good land with good access no electricty but mains water and 2 good stables. I am grateful for it too:cool:
 
Do check it has planning consent!

The buildings may have fallen into disrepair becuase there is no planning permission for them. Even with the more recent changes in land use you may find that you repair the stables etc and then get a nasty visit from a planning inspector! Don't forget outside schools and any jumps you leave up long term also need consent as well. Many local councils (or more probably the residents!) in surrey are rabid about anything without planning permission.

Misst, really? you pay more than that already. does your landlord do all the work with the fencing and stuff?

No No....£500 per acre per YEAR, but thats worse really when you do the math.
£500 x 15.....divided by 12 *drum roll* is...

I know people on the home counties (berks/hants/surrey) borders that pay £400 for 6 acres per month and think they have a great deal....which they do!
 
We rented a small place just outside of Farnham for £75 per horse per month for 5 and a half acres... best hacking in the world as well! There are still places out there where people don't know what they have... there are also people that aren't all about the money ;-)

I know a place in Surrey as wel 15 acres just outside of redhill, land was owned by the council and was used for grazing of animals, I think it cost the owner something like £500 a year!!!!!!!!

Its well worth it - I'd say about £400-£500 as its 3 times as much land as I rented.

Make sure you do have a drawn up written agreement as if they decide thanks very much then throw you out after all your hard work ad get someone else to come in that will pay more due to you doing all that hard work it will be completely unviable! x x
 
I pay £200/month to rent a 3.2 acre post and rail paddock in north surrey. All the plots on the field cost the same to rent, even though some are as big as 5 acres and others are as small as 2.5 acres... not really logical!

However I don't feel I am paying over the odds for the area that I am in - for 15 acres plus 3 stables I think you would be thinking in the region of £500-£650 even considering you have to do all the work. I think the thing is that on a plot of that size with 3 boxes you could probably easily keep 6, or if the land was well drained, even more than that. Not that you would want to keep 6 horses... but somebody might, and may be happy to pay that.

Out of interest, what general area of surrey is this?
 
Yes, a water tight contract will be absolutely necessary or hubby wouldnt let me touch it with a barge pole!

Any more price advice or things to look out for in the contract such as insurance?
 
It would depend who you were renting the land from, local authority, local farmer or sub letting from someone else. Diffent people want different insurance if any, you would need to check what they want. I would check that you can you use the well for water and that it is safe. I just outside junction 3 on the M3 and pay £10 per horse per week have 5 and they are on approx 5 acres.
 
I had a chat with the nice man at Humberts..

land rent in surrey is between £300 and £1200 per acre per year.

He has a few pieces for rent at the mo too!

£300 per acre per year sounds good but £1200 per acre :eek: thats a joke. Do you know how many pieces of land there are or know about the area. . Can you ride on the land or is there hacking nearby (some pieces of land you are not allowed to ride on). Is Humberts the people renting the land and do you have a number or any other details?
 
I suppose the thing with the £1200 is that not all land is rented to horses so maybe other sports pay higher. I was asked if I'd be interested in digging my river into the pond for use as corporate fishing days for a hellofalot more than I could ever get renting to horses.
 
The first thing you need to see is a copy of the planning permission for land and stables. Does it have change of use from agricultural to equestrian? If not then there could well be problems with local enforcement/planning department

Who is responsible for refurbishing the stables and maintaining or fencing the field.

Is the fencing suitable and horse proof.

Are the stables ratable and if so how much? Who is responsible for paying the rates?

Who is responsible for harrowing and rolling the fields?

Who is responsible for the water supply and what happens if it dries up?

Who is responsible for trimming the hedgerow or trees?

Who is responsible for removing the poos in the field and the bedding?

Is there any Ragwort and if so who is responsible for removing/controlling it?
 
I understand all the do's and don'ts as I have a an agreed contract at the moment. Was just wondering if anyone knew anything about this land up for rent in surrey or could give me any contact numbers or their opion on its use for horses, is their any water, electricity, facilities that sort of thing.
 
Sorry its taken so long for me to get back to you.

Humberts are humberts and chesterton, they are based in the south and deal with bits of land for rent from owners and councils. Sometimes a big plot comes up and sometimes its just an acre for a short term let. If you google them you,ll find a number for your area.

Others to consider is carter jonas, clarke gammon wellers, strutt and parker etc.

However, sometimes the best place to find a field is in the local tack shops, for guildford area you,re best of looking in rokers or chobham rider. Or, get down the local pub or farmers market and ask around.

I would suggest you speak to the professional guys at humberts or carters for the legal advice on term, use etc as they know their stuff.

I have mow settled in my new place, yes, i have to look after everythng but so far, the only problem i have is having too much grass and not enough rain to dig my veggie plot.
