Land to rent, mobile stables/shelters?? where to start??

Ive really thought long and hard about this and since I spent a couple of weeks at Carthorses, I can see the benefit of having your own place, but to rent where do these places come up?
Id need enough land for 2 horses, Flint and a pony, Water and electric would be great but not essential but do not know where to start looking.
Also, mobile stables/field shelters...if you do find a land to rent without stables where do you stand with erecting some? Do you need planning permission for stables and not for mobile field shelters and can you turn shelters into stables?
I am really looking for some general advice and would love to hear from people who have done this themselves. ALL help appreciated
 
I had a small private yard for a while, and found it by talking to people (shops, farmers, farriers, anybody that would listen) until I found the one person who had 4 acres and three stables (and a barn) just 10 minutes walk from my house - it took some persuasion but they did rent it to me. The only observation I would make about having your own yard is that you will be doing a lot more maintenance and it is unlikely to have floodlights, or a school or some of the things that make good yards so appealing. You have to like your own company, poo picking by torchlight in winter, fetching and stacking your own bedding and hay, paying somebody to shift your muckheap, etc, etc
 
I asked around the local farmers and got my field that way...it is rented on a yearly basis and I have a contract that we both sign each year. I can do what I like with the field but have to keep it maintained yearly...hedges, harrowing, ditches etc. I have no water or elec at all.
You usually need planning permission for mobile stables come what may. I have a double one that I have put up with the farmers permission and take the risk of the council enquiring further about it. I cannot put any hardcore or base in it at all so use rubber mats and shavings.
You again need permission to turn any sort of shelter into a stable and may need a change of use on the field if it is currently for agricultural use. I have had my field for 5 years now and it works great because I maintain it properly, poo pick every day and never have a churned up mess in the winter because I manage it well. My horse lives out 24/7, has loads of grass and can come and go as he pleases in his field stable. There are downsides...getting someone ot look after your horse when you go away...you need good friends close by, lugging water round in the car when my water butts run dry...doing everything with a head torch in the winter, no hardstanding...I have to walk my horse round to my house for the farrier etc...but I would not swap for the world to a yard.
 
You could also try the council , they are very cheap if they have any . We cannot get permanent planning for our stables and have to renew it every few years even though there have been stables there for 25 years.I also have to pay rates on them, business rates but not allowed to run a business!
I hope you find a nice quiet spot or just pop him in your room.LOL
 
i know somewhere for rent around your area but its 13 acres with no stables etc although you can put your own up if you want

You could place a wanted ad in local tack shops, put posters on field gates if you don't know owners, word of mouth and of course H & H

firstly approach farmers. i was lucky as when i was on livery and looking to move the farmer who delivered me haylage offered me a field to rent with a barn to run the horses into if the weather was bad. i never did though. I moved the horses and they loved being out, plenty of natural shelter so never needed the barn. Saying that though we bought soem mobile stables after nearly 3 years. the farmer agreed to having them in the field as long as they were of good quality and looked the aprt. once they were built he came and moved them into position. i never had electric on whilst i was there (nearly 5 years) only had running water on a tank at the top so agreed i could pipe it down to nearer the stables. You dont realise how much you can cope without.
i didnt need planning for my mobile stables.
Unfortunately i have left the farmers field, and am upset to leave him as he was a great guy. We now have our own field. we moved into it in september, again with no water and electric. the mobile stables are again up in the field and dont need planning for them, saying that though we have had stables and arena passed so it doesnt matter. water and electric are in the process of being put on but when it will get done is up to the companies to agree the date.

So go round farmers asking if they will rent you a field. most are quite happy to as its extra income for little work.
Mobile field shelters/stables dont need planning unless you use them for storage, that is when you need planning for them. You dont need planning just because they have fronts in them. Mine have conversion kits so i can put them back to shelters if i wish or if when they are shelters i can put them back to stables. No differece.

Recently bought a yard but just before it came up I advertised in the local pub for a self contained little yard and did get a couple of replies.

I have mains water where I am but get most of it in those 1000 litre butts that you can get off ebay so save money. There's no mains electric but the stables were already wired to a generator. In addition I bought some solar powered shed lights that are enough to do a rug change or skip out by and they came from a place called Solar Kits Direct. I also got a little head torch, best 4 quid ever spent.

I agree with Carthorse, try the local council first as they will usually do you an annual lease. We had a field off Solihull a few years back and they even let us put up a shelter so long as it was tucked away and 'removable', good luck!
