Having been on full llivery and now DIY, I am thinking about taking on a lease for a small 15 acre yard - Maximum 9 horses on DIY.

What do I need to have/know to make this work please?

Will you fill up the yard with your horses or run it as a business?

If it's just your horses take a good look at your contract with the owner, e.g. how much notice do both parties have to give to terminate the contract, who is responsible for general upkeep like field maintenance, who is responsible for repairs, etc.

If you are thinking of running it as a business I suppose you need to start with a business plan to figure out what you need to charge to make a profit (don't forget taxes and insurance) then see if there is any demand for this service in your area.

The owner had no interest in it.

Its in a good area...quiet hacking...miles of lanes and bridle paths and hacking distance to local comp venue. Not far from motorway links so should find liveries...as well as hopefully keep those already there.

What does it cost to have a muck heap removed?
 
It depends on whether you have a friendly farmer nearby who has some use for the muck heap or not. A friendly farmer is a god sent, as they usually have the equipment to harrow, roll, top, re-seed, cut hedges, etc. and can really help you out - you'd have to talk to them directly re prices though.

Make sure you have a really good contract with your liveries, outlining all possibilities, e.g. how much rent they pay in advance, what happens in case of emergency if you can't contact them, whether you will offer any services and at what extra cost, period of notice, availability of individual turnout, etc.
 
My farmer charged £30 per hour to remove muck heap and it took him about a day but then we asked our hay man and he did it for free!
