Livery agreements

I'm sure this has been posted before, but I have been drawing up a livery agreement for my yard for the DIYs and would like your opinions on what I should include:

Terms for payment
Insurance (by both parties)
My responsibility for maintaining stables, paddocks, etc
Care of the horse - a clause to say that if the owner doesn't turn up I reserve the right to feed horse etc and charge accordingly (sorry, but have had problems with people not turning up til lunch time at weekends before and it drives me mad!!)
Owner must ensure horse is wormed and flu & tet up to date.
General yard rules, i.e. poo picking fields, keeping their area tidy.
Owner to let me know if anyone other than themselves is going to be looking after horse, or of farrier visits, etc.
Notice period required by both parties (1 month).

Am I making up too many rules? Do you think these all sound OK and can you think of any that I may need to add? I don't want to sound too picky, but I think it is a good idea to have something in writing so that everyone knows where they stand.

I think they all sound reasonable. may sound silly, but dont forget to include you will call vets (if you are) if there is a problem with their horse, so they cant turn round and say "i didnt want the vet, and im paying god knows how much in bills)

Just an observation, and not a comment on you - however these agreements always seem a bit one sided. As well as what you expect form the livery clients, do you give them undertakings in writing as to what they can expect from you?
 
I presume the not turning up before lunch time refers to horses being stabled and not those turned out!

Some yards charge a small deposit
Horses should ideally be wormed at the same times - not sure how important this is but at least up to date!
Some yards claim if outstanding money is owed the yard take ownership of horse until monies paid up or they can sell horse to cover money outstanding.
Do they need to let you know of farrier visits? Purely because if there will be a few liveries and various farriers then could be confusing, and perhaps unnecesary?
 
Thanks everyone. It's only small at the moment, I have a couple of people coming soon. It's just that I did have one girl with me for a year or so and never had a contract and there were a few things that I wasn't happy with, yes, like her not turning up til lunch time at the weekends (or sometimes 3 p.m.) when her horse was stabled. Mother_hen, yes I have included lots about my responsibility for upkeep and maintenance of stables, fencing, etc.
