Livery clandon, effingham, dorking area

Hi all

Can anyone point me in the direction of a livery yard (part livery) in the clandon, effingham, dorking area. I need the following:

Off road hacking
all weather school with show jumps
individual turnout (overnight in summer, daytime in winter)
lorry parking

A big ask but if anyone knows anywhere then please let me know.

Crikey, £500 a month, looks gorgeous though. I like the look of Badgers Farm (although they don't have any vacancies). Is there anyone on here that knows what it's like?

Hi am new on here but our horse is on livery down the road from gt bookham and looked round there and Badgers Farm.
Hacking is fantastic and Gt Bookham is lovely but expensive.
If you pm me I can tell you a little bit more detail. I also know lots of other people who have used yards in this area.
