Livery dilemma, advice/experience please

Hello, I'm relatively new here and mainly just observe from a distance but I'm looking for a bit of advice.:o

I have 3 horses, two 5 year olds and my older pony. We currently keep them in rented next to my house, minimal facilities with pretty rubbish hacking ie roadwork and the drivers round here aren't very considerate! I am struggling with the youngsters as they are both raring to work but just don't have the facilities and the school is badly drained so always flooded/frozen!

The man we rent from (livery manager) is very ill now and is having to get rid of his horses and said he will keep renting from the land owner for us however the other liveries down there are a nightmare not looking after their horses properly and real 'all the gear no idea' type :rolleyes:

So do I hold out on this cheaper livery until we inevitably get kicked out as the man will not re new the lease or do we move now to ensure I get somewhere for all 3 together? They are in their own field away from other liveries and really settled together so I worry that moving them they might be a nightmare in a bigger group :confused:

Has anyone been in a similar situation? Just need a push I think to move out of my comfort zone. Thanks in advance
 
Take your time and find a good yard now rather than waiting until you have to leave and there not being vacancies anywhere decent.
 
Why don't you have a look around and see what the alternatives are, no need to decide immediately but if you find the perfect place also no need to wait either.

you might even find a small private yard to rent for three that makes more economic sense than three in livery (assuming you're on DIY)
 
I'd take your time to find somewhere else, as it looks like you'll have to move them at some point anyway, so better to do it when you find the right place, rather than in a mad rush.

I'm sure if you move them as a group, and they carry on being turned out together, they'll cope really well.
 
I agree, start looking now, that way you have time to find somewhere that suits, I imagine unless you happen across a private yard or a new set up you'd need to wait for 3 spaces on a good yard.
