Livery... Help what do I do?

I’m supposed to be moving from my current lovely small private yard with just three livery’s to a new stud that has just opened as a full livery (6-10 spaces) as my mare has a tendon injury has been advised a horse walker would really improve her however I have a few concerns.

The yard has a horse walker and advertise that they have an indoor school but although planning is in place its not built yet although owner seems very genuine and says it will be up by end of august they don’t have another school so technically I could be stuck with out a school, (However I don’t need one at the moment) they also don’t have a proper tack room yet, they are putting lockers in though.

Finally the full livery basis is completely different to my current full livery service. Currently “full” Monday to Friday which includes everything except exercise and full grooming (just feet picked out and flicked off when rugs are changed) I still go up 3-4 out of 5 days after work and its DIY weekends. Includes feed, supplements, haylage, dust extracted bedding and even wormers.

New yard is advertised as full all inclusive however since I have said I will come I’ve found out a couple of things that don’t seem to be included bedding is straw so I assume shavings or dust extracted would be extra no haylage just hay included feed supplements not included, wormers not included, seen as new yard is £60 a month more I would expect not to have any additional bills, I seriously cannot commit to something if I don’t know how much it will cost as im on such a tight budget!

Do you think its bad to ask for a contact after I have already agreed to come but before I move? If I have to change my mind I will feed like a right time waster!

Help what do I do?
 
The school thing would worrry me as a lot of people promise things and they dont happen or they are delayed for some reason. Wormers and feed suppliments arent usually included so im not supprised about that. Hay i suppose is just personal preference depends how fussy your horse is and if its good quality hay. If your not happy there are so many yards out there, you dont want to be paying out more for a service your not happy with. Where are you based?
 
I think it's probably farily rare for yards to include supplements and wormers in the price. I'd maybe expect to pay perhaps £5/week extra for shavings and the same again for haylage?

You need to go see them and vwork something out I think. There may be other yards in your area with a walker?
 
I’m based near Norwich, Norfolk on the waiting list for 6 yards in the area and had no call backs for nearly 6 months now! The new yard charges £304 a month so another £5 a week for shavings + supplements and wormers for a hacking horse that is going to be put in foal within the next month is a massive spend! I pay £238 a month at the moment and my only other spend is on the farrier (and vet obviously).

Please let me know if any one knows any good yards in the area that have spaces.
 
You are on what sounds to me like an incredibly good deal at your current yard. Not much help to you at all I'm afraid. The new place is more in line with what I would call "market" terms. Perhaps you ought to reconsider whether moving is the best option financially.
 
If it were me, I'd stay where I was. Definitely. It's a nice small yard you're at and reasonably priced.

How long is your mare's tendon injury going to need the use of a horse-walker? Is it really worth moving and paying so much more? I know it's been recommended, but very few yards have a horse-walker and many people manage to convalesce tendon injuries successfully without one.

Better the devil you know I say....

I agree with this! You have an increiblygood deal here and you are obviously happy at the yard you are at. I would spend a little more time or money in the short term getting your horse walked in hand for you which is every bit as good as a horse walker!
 
I think you should stay where you are - there's no point in just moving for the sake of it and it doesn't sound like you have any real reason to move other than wanting the walker which will probably be a short term requirement anyway - you'd be better just asking someone to walk your horse for you. Straight lines are better than circles for tendon injuries anyway!
 
I'd stay put too. There are other alternatives to a horsewalker. For instance could you take her swimming for a few weeks if there's an equine pool in your area? As someone else said walking in straight lines on a level surface such as tarmac is better than the tight circle of a walker. One yard I was on for 3 years had a walker, wash box, lungeing pen all ready to install and a year after I left, guess what, the liveries are still waiting!
 
I wouldn't move from what sounds a lovely yard for the sake of a horsewalker - let alone the promise of a school yet to be built.

Surely you can walk your mare in hand????

I'd stay put too.
 
If anything, you should only be paying for supplements you want your horse to have. If you want shavings instead of straw, I would ask they deduct the cost of straw from your bill...after all why pay for what you don't use. Personally, I'm none too keen on teh all inclusive, simply because my girl is a good doer and requires about a 3rd of the rations a cometing TB needs...so I would be subsidising someone somewhere along the line.....
