I have a 3 year old TB x and at present keep her at a small farm with just a stable and her field, However i want to move to a yard with some facilities. Ready for me to back her.
Any idea's on what i could be looking for in a yard and what prices would be appropriate for the facilities and yard? Or what would you be looking for in a yard if you were looking to move your horse ?? any key factors to think about ?
Any ideas be great!! Nice to hear what other Horse owners look for in the stable yard ?

I had the biggest list ever when I was looking for my last yard!! Now I have ended up with a stable and a field in my back garden and couldn't be happier....but am busy creating all the little things on my list

You need to work out what is important to you, and make sure that you can fit your needs and routine around any new yard's way of doing things.
 
What things did you have on your list ??
Just curious to know what other owners look for ? As i guess all us owners have different views on keeping our horses

I wanted running water, electricity, nice big stables, plenty of grazing all year round in individual paddocks, nice YOs who lived on site, tack room, hay and feed storage and a floodlit school. I did not want post and rail - too much to rub on, too much opportunity for the horse to go tearing through it.

I got 2 very large stables, water, electricity, plenty of grazing all year round in individual paddocks, nice YOs who live on site, tack room, hay and feed storage and a school with floodlights which is in progress! PLUS they are going to have a jumps field and there is amazing hacking. No post and rail! Hurrah!

I pay £25 per week per horse. It's an ex-dairy farm.

I would rather have my own place.
 
Post and Rail Fencing
Mare and Geldings T/O seperate
Small groups in fields (no more than 5/6)
Every day turnout
24/7 T/O in the summer
Floodlit school
Good off road hacking
Not too small a yard, but not too big either (there's 10 of us at the moment! Perfect!)
Care available.
 
I buy my own feed, hay and bedding. If I wanted that included without any turnout/bring in, I'd have to pay about £50 a week. If I wanted turnout/bring in, muck out, light brush off etc, I'd have to pay between £70 and £90.
 
I have a big newish stable, loads of paddocks and fields, lots of horse companions, jumping paddock, XC, 2 indoor and 2 outdoor schools with lights, off road hacking, lots of people about the yard (its a riding &amp; livery yard) YO lives on site, guard dogs, alarm system, on site cafe (open at weekends and show days) on site tack shop, lessons and instructors........ just a few things. I (will be) paying £65 p/wk for part livery (they do everything, and I just muck out!)
So pretty good I feel, but it is really up to the individual as to what they want.... I could have kept her at a friends, with one other mare, stables paddock and menage, but I really wanted the facilities like the jump paddocks and XC, and also the shows they do, means I don't need to hitch rides with anyone!!

I moved yards a week &amp; bit ago, so i oculd have both horses out at grass livery and have facilities ..... so my list of requirements was

Floodlit school
storage (even tho i'm on grass livery, I still need some place to stick all my stuff!)
practical layout (its all about the mud, LOL)
access to hacking/bridleways straight from yard (its nice to know you could arrive back a tiny bit late when its gloomy without worrying about traffic)

Edit - I pay £177 per month for grass livery for both horses. 'my' field is huge and has a field shelter.
Any hay I want is extra
 
Things I would look for:

Floodlit school
Floodlit menage (big enough to jump a course)
Turnout in small groups
Organised and compulsory worming schedule
Variety of bedding/feed available
CCTV, locked tack room and onsite knowledgeable staff/owners
Flexibilty to have DIY -&gt; Full Livery as and when required
Yard clean and tidy
Not too many liveries on site in view of facilities
Friendliness/Helpfulness of owners and other liveries

I have all of the above plus discounted lessons and free advice whenever. I pay £52 a week this comprises: a large box, inclusive of 2 bags of shavings per week, all feed (haylage or hay is unlimited), turnout or morning feed every day, and full livery 2 days a week.

Extras are e.g. £5/day full livery, 50p feed, £1 bring in, £2 shavings, helping with farrier £3...etc. Basically we have as much or as little help as required with 24hrs notice. We can also have show turnout, transport, assistance/tuition at the show for a small fee. This yard works really well for us as it is so flexible how much or how little help we want without being tied in beyond the basic DIY. Interestingly most liveries have been there over 10yrs which really tells you something (worth asking if you get chatting to any liveries at a yard you are viewing as to how much turnover the yard sees - good indicator).
