Livery in North Kent

Hi all

I am moving to London in the near future and have started looking at livery for my horse in the North Kent area. Based on what I've found on the Internet, I've narrowed my search down to five yards. These are Old Mill, Capricorn, Cacketts, The Heights and Speedgate.

I would be grateful if people could let me know their experiences, good and bad, with these yards, as I know that websites can be misleading (more than happy to receive PM if you would prefer not to post). Also if people know of any others in the same area that are good I would love to know about them. Full livery with all year turnout is a must.

A friend keeps her horse at Capricorn and it is a lovely yard. I'd consider it if they did assisted DIY but I can't afford part or full! It is an adult only yard though but they have a number of clinics including Jason Webb who comes regularly.
 
We are also interested in hearing about Bluebell farm and Glenfield. Please PM Heidi_123 if you would rather not post on open forums. Would prefer not to have to go on roads if possible and somewhere where there are trainers for dressage and jumping either on-site or visiting.

Facilities wise I would want somewhere with a school, person living on site, secure tack room, gates, good level of security, show jumps and access to off road hacking. If possible a walker would be great along with an indoor arena but these would be luxury extras rather than necessities!
