Livery price?

I have a spare stable and was thinking about maybe renting it out to a suitable person but wouldn't know what to charge. As some of you may know I have my two girls at home and have 4 acres of land. Don't think I would want to let it out DIY but more of a part or full livery so it wouldn't cause as much disruption to my girls. It would include haylege, straw, morning/evening feeds, turn out in morn and bring in at night, poss to include mucking out if required, would be nice to have a hacking buddy as well, maybe go to some shows together as well. No all weather arena but small woodchip and small grassed one. Hacking close by, about 200 metres of road first.
What do you think would be a realistic price?

You can easily work out what it will cost :)
Say 35 for a DIY stable
plus between 5 and 10 for mucking out or say 10 for muck out and turn out
then add on what you would use for straw hay (dont know the prices around you)
And there you go ..
:) that way you know your covering your costs and time and not just because another yard charge this much ? :)
 
If u mucked out too would be full livery so you could probably charge around £85! Depends on horse too pony would need less hay than a bigger horse! When I was on part livery I paid £50 a week that was for hay and 1 bale of shavings a week and them to do full livery 2 days! Rest of the time I had to do all myself! If I needed them to put out or bring in on my days was an extra £5. My current DIY stable is £25/week then If you add up shavings, hay and your time for the week x
 
Remember if you are going to have livery you'll need insurance to go with it... esp if you're going to provide care.

I don't think you could start working out your costs at £35 DIY if you don't have a proper school.... Based on my area I'd start at £25 and maybe consider Part Livery (everything except exercise) at £75 per week? (top yards in my area with all the facilities are £90-£105)
 
depends where you are in the country ... I have seen places with part livery (everything but excersise) 185 a week and that only included 2 bales of shavings a week .. a walker u were allowed on 2x a week and outdoor school

Yard now - 100 a week for part including all hay straw etc and an okish school
 
We pay £25 per week DIY to include parking trailer on the yard
Over a year if I was on straw I'd prob average two bales a week at £2.80, hay would average at 3 bales per week at £4/bale
A lady on the yard does stable duties to cover for hols, sickness etc. Turnout is £1 as is bring in. Muck out is £3
So, in a week, if I had the equivalent of full livery 7 days a week I'd be paying £77.60 and for Monday-Friday full livery I'd be paying £67.60

We have decent hacking, a small indoor school and a 20 x 60 outdoor school.
 
Without an all weather school, I would be prepared to pay a maximum of £65 per week.
I currently pay £25 for DIY including as much haylage as you want. My feed per horse is about £10 p/w (TBs) and my bedding is about £8 per week per horse. We have a superb sand and rubber outdoor floodlit school.

I'm not a YM so I don't know fully.... But I think you need land owners and some sort of Care, custody and control? SEIB do cover for livery yards and I think their website may give you some info.
 
Hmm, for full I'd have said about £100 a week, more if you ride the persons horse aswell.
It's around £50 here for DIY including straw and nothing else. Which to me is flaming ridiculous.
But if you work out your cost, then add say £20? So you'll be making some sort of profit, then it should work :)
 
Thanks so much for all your info, will have to look into the insurance side of it but don't know if it would be worth it for one horse! What about getting a waiver signed by prospective new livery? Obviously I want everything right here as I want the best for my 2 babies so if someone signed a waiver saying something to the effect of "stabled here at own risk" etc would that be ok? My my girls are fully insured so surely that would come into play should one of my girls injure the livery?

I don't think that would cut it.... I've known of several feak accidents at yards (trailer damaged by fallen tree branch, horse stood on nail after fencing prob) and both times legal advice has said that regardless of anything, the YO is responsible as you are taking money and own the property. Apparently if a trespasser injured themselves (fall down rabbit hole or something) on your land, YOU are legally responsible. I doubt any waiver would be worth the paper it was written on if it came to it. I know I wouldn't take the risk (and personally wouldn't go to a yard that wasn't insured)
 
you will need commercial 3rd party liabilty insurance, 3c liability insurance, and would also be liable for business rates. business electric and water. a waiver or disclaimer will not stand up in any court as you are charging, therefore earning, for financial gain.
