Livery prices/advice in New forest?

Right, My OH and I looked at a house near Lyndhurst in the New forest this weekend and are thinking about putting an offer in. The main draw for me is that it has 3 stables and over 4 acres split in to 3 paddocks, which means I could keep my boy at home, which would be huge after having to pay a lot for him in London!

However, I was thinking it might be nice top have some company for me and him plus some extra cash/pair of hands when your away, etc.

So, how much would people pay for the following – ideas please!

1. 12 x 12 stable
2. Individual turn out with post and rail fencing.
3. Direct access to the new forest, so excellent hacking.
4. Big equine school down road for competitions and lessons, ménage hire, etc.
5. Use of flat grass area for schooling when dry.
6. Owner lives on site and CCTV.
7. Big barn for storage of food/hay/etc
8. Secure tackroom.

Either DIY or Full livery. Alternatively, do you think anyone would be prepared to muck out my horse and bring in/feed in the evening for free livery in return?

Also, is there anything I need to look out for?!!!! Should I get contracts, etc.

I'm intrigued by this one as con't think of any near lyndhurst?

As to your other question good DIY starts at about £20 per week without a floodlit school and £30 with. The lack of a school will be the main limiter in price, but expect you'd have plenty of people very happy help out yours in return for free livery.
 
Don't forget about insurance!!!! You def need it if having a livery.

If I were you I'd just get a small pony for company for your horse and go and ride at the yard down the road and make friends to ride with there. Far easier and less hassle.
