Livery prices- is this the right price?

Bear in mind i'm in the Bucks/Oxon area.

I want to move yards and a friend of mine that does livery for close friends only has offered me a place at her farm.

She showed me round today and it's lovely,the stables are massive and practically new,all undercover.Fields are nice,great hacking,no manege as such but has a jumping paddock and marked out dressage arena.Not much storage for rugs etc but not the end of the world.It's secure as people live on site,electric gates etc.Heated tack room,can't think of anything else.

Grass Livery

Use of yard inc Water,tack room,showjumps in paddock/dressage arena on grass.Free riding on farm which is charged out at £75 per annum to other users.Daily checking of horse once a day i.e) haylage when necessary.
£30 p.w

Grazing and Stable

Same as above but also use of stable whenever required and facility for storage rugs etc.Dry space for grooming inc concete area outside stable.
£40 p.w

Plenty of Haylage but this is extra (large bales £20 each) Can supply straw but not other bedding.

Any damage to fencing or extensive damage to field
surfaces will be made good by you,if a horse chews post and rail fencing then this will be need creosoting.If additional electric fencing is required for your horse then this will need to be supplied by you.

We may require help with fixing fencing occasionally and collecting droppings.

WHAT DO YOU THINK TO THE PRICES? I'm used to paying £35 a wk for DIY stable,grazing and manege,i thought at first it was a little expensive.She will prob let me keep my 3.5 tonne lorry there incl in livery.
Any thoughts?

Seems way off to me TBH. I pay £25 pw for stable and grazing and use of outdoor school with a full set of jumps, it also includes lorry/trailer parking. In reality I get to use the indoor to FOC and lots of extras too.
Running costs should be the yards responsibility not the owners.
 
It seems quite expensive to me. I'm not near you, but I pay £25 a week for DIY which includes a stable and grazing, straw, hay, turning out and bringing in. This also includes use of the schools and trailer/lorry parking.

I've not heard of a yard that would charge maintence to it's customers?
 
It sounds like a nice place and if you were willing to pay that amount it would probably turn out to be a really nice situation.

Although they are the sort of prices I have seen advertised for part livery, bedding and hay included, on a yard with a school, so it's not cheap but it isn't ridiculously pricey either.
 
Depends on the area but I pay £25 for stable, grazing and parking my lorry (i'm in wiltshire) hay, feed etc is all on top

My friend runs a yard in the area and charges £35 which includes hay and use of the school
 
we pay £25 a week for stable, 24hr turnout in the summer, day turnout winter, outdoor arena with jumps, good security (alarms, padlocks, dogs)
Bedding and hay is bought on site and is added to your bill, you buy own feed.
We are in Berkshire
 
I am in Oxon. I pay £25 a week for huge pen stable, my own paddock, riding around a private farm (absolutely NO ONE accept liveries are permitted to ride there), menage, full set of SJs, straw is included, horses are hayed 4 times a day at no cost to owners (hay is £3.50 a bale). Plenty of storage.
 
I am in Warwickshire,pay £30 pw for 14x14 stable, 60x30 menage inc lights, horse walker, free trailer lorry parking, put in breakfasts and late night check/feed. Haylage and bedding bought on site, not that expensive. We dont have very good hacking around us and you need to take that into consideration I guess. We have to poo pick the fields regularly (every week at least in Winter, every 2 days in Summer) and I think thats only right. However I dont think that you should have to pay for fence up keep etc. I do supply and erect elec fence, but only if I want and need to.
 
It sounds nice, but quite pricey. My grass livery is £15 a week, or £20 with a stable (rising to £30 in winter to cover all hay and straw). But if thats the norm down there, then it does seem like a nice place to livery
 
I pay £30 a week for diy which is stable and daily turnout (boggy mud patch at the mo) and 24 hr summer turnout. Asmall storage area and space in tack room.Facilities are;- use of 2 outdoor schools and 1 indoor, cross country course in summer and on site hacking (although its a riding school so schools are rarely free at convenient times!) Every thing else is xtra but they don't insist on you buying from them.
Seem to have trouble finding anywhere in/around Shrewsbury at the mo!!
 
Has she got public liability insurance ?
If not then don't go there

Is there any intention to put in an arena ?
otherwise with torrential rain you won't have anywhere to ride on winter evenings
 
Too expensive!!! I pay £10 a week DIY livery and thats with stable, field, excellent forest hacking and tonnes of storage space and paddock with jumps.

Bargain, mine lives out has her own shelter and get her hoofs picked out in the morning all for £151 per month...I get use of an indoor school, free hay, bedding (though I buy my own), been allowed to customise my 1.5 acre paddock, XC course and ok ish hacking....sounds right to me
 
my boy will be at a livery in lacey green (near princes risborough) i will pay £40 p.w. which includes hay, stable, storage, use of indoor and outdoor schools, lunge arena, horse walker, fab hacking, 24/7 turnout in summer, day turnout in winter. just got to pay for my feed and bedding. compared to liveries closer to me, this was amazing for the price!

also with regard to what matchbox said; i've not heard of a yard asking for maintenance...and i thought any damage your horse may cause would be covered under the insurance policy??
