Livery prices - would you pay......

As I keep borrowing a friends mares to come and eat my grass I have decided to take in a livery possibly two but am unsure how much to charge. Heres a quick run down

One stable is 12 x12 with large storage area attached the other stable is only 9x9 so I would not let this out seperately but if someone also had a small pony they could have it.

The stables aren't very pretty to look at but are safe and dry.

I do not have a school but there is one for hire at £5 a time a 10 minute walk away. I will allow lunging and some riding in the fields during the summer months. All the fencing (post and rail and some barbed wire) has electric fencing in front of it. I have runnig water and electric.

The yard is situated behind the yard owners house ( I rent the yard) so is secure and quiet as there are only 5 stables.

The yard is situated on a small bridlepath so there is no need to ride on the main road leading to the yard, however hacking is mostly roadwork (quiet roads).

I do not want to do DIY as I don't want any horses being left in/out while others are in/out.

Grazing would be 24/7 during the summer if required and all day during the winter on most days unless the weather is really horrible.

I have 3 and 1/2 acres of grazing divided into smaller paddocks. All mine are on restricted grass!

I was thinking Assisted livery would be £150 per month which would include 7 days a week feeding, rugs, feet, turning out, bringing in and poo pick fields. Owner to supply hay, feed and bedding.

or Part Livery would include all the above but with mucking out as well for £180.

I could do full livery for £250 all in, on a straw bed with fibre based feed i.e speedibeet, Hifi and pasture nuts or £280 for the same but with shavings.

I could take in a colt and or stallion as long as they are Ok with electric fencing (4 stands with 5ft poles).

Do you think this is reasonable?
 
Not too bad - maybe could be £10 - 20- quid a month cheaper or include beding for them

The part livery is decent but good god - dont muck out on part!!! Thats full livery!

Saying that Im in the north and a right stingy git but I know BHS approved yards that charge the same - if youa re darn sarf tho - prices are good!

Make sure you have third party insurance etc....

sounds fine re price, most full livery here is £80-120 per week so think 250 is quite cheap. on 3.5 acres are you sure you'll have enough winter grazing, is that the acreage for all horses or just the new liveries? Not meaning to sound funny as i dont know whether you have ponies or horses or how many so just throwing up questions from the info given.
 
I haven't got insurance as I rent the yard, I pay cash which might sound a bit dodgy but I have been there 7 years. Whoever came in I would make sure that they have their own insurance (mine are).

I have three - two of which are shetlands so grazing not an issue really. Winter would be more turnout than grazing anyway as I save it for summer.
 
Dont all livery yards need insurance as technically you are running a business - Make sure the tax man doesnt catch you -cash in hand - get your wrists slapped - naughty

I know naughty naughty. Like I said I have rented the yard for 7 years (getting on for 8) and I bet they've never paid tax on the cash I give them!

I know that most of the yards in my area operate the same, there are very few proper livery yards in the area.

Thats another reason for keeping the rates reasonable as they would have to understand the conditions. Would be perfect for a happy hacker type I think.
 
If Im honest I wouldnt use a yard that didnt allow me to have my horse out/in when I wanted, that would be a sticking point for me.

Pricewise it is probably OK for down south, I paid £120 a month for everything you describe on part livery except poo picked fields and picked out feet but with much, much better facilities. The yard IS cheap though and we are up north.
 
I understand your point but as there are only 5 stables I don't want any horse/ pony being left in or out on their own hence no DIY. My boy has been on box rest but other than that they go out all day everyday and now the weather is better they are out 24/7.

I am down south.
 
Oh I know what you mean - I kept my last horse on a similar yard but now that I work from home I keep to odd times compared to everyone else!

For dwn south (I am well north up in lancashire) the prices look good.
 
how can you re-rent it out to someone else if you yourself is renting it out? surely the yard owner can sublet to others as you will be running a business from his land and making money while he oesnt? or am i completely wrong?? regards to price-personally i wouldnt pay it-one because i think its expensive , mind you wales is generally cheaper and two because the turnout and no sandschool. but like you said a happy hacker type facility? but do happy hackers pay for full livery?? no idea sorry wasnt much help!
 
The yard owner does not mind what I do with the yard as long as he gets his rent.

A happer hacker may not want full livery - fine saves me a job but I can do it if required.
