Rack your brains. This is a long one!
Nearly a year ago OH and i set up our own dream set up. We have 20 stables with wash box and solerium. An large indoor and a massive outdoor and a walker. We have also got portable x-c schooling fences as well as a full course.
We have kept it very much our own and we dont have liveries just clients horses who have come into us to either compete or reschool.
We have however been innundated with requests for liveries. As in our area there seams to be a lack of competition livery yards.
So we have gained planning permission to build a huge american barn which will house 25 stables a massive heated, secure tack room and feed room, wash box and solerium
The clients will have use of all of the facilities and also unlimited turnout all year round.
We have employed 4 people to work for us and we have gained planning permission for another 2 schools if we find we need it for our own horses.
Basically how much would you charge per week/ month? We will be offering full and part livery.
My OH is a vet so is this a bonus if any problems occour?

The prices you can charge differ considerably on several levels. From your post you certainly have many things that will attract liveries, indoor & outdoor school, walker, jumps etc. Prices also depend on where abouts you are in the country. Will your livery prices be for 7 day or 5 day livery. Will you include all shavings, hay, haylege, feed, Will you include exercising the horses, tack cleaning, tacking up the horse for the arrioval of the owner ready for riding. As you can see 'full livery' can mean such alot of different things to different people.

I suggest you go onto some of the livery yard websites & you'll be able to see what other places offer & what they charge & you can them pitch your prices accordingly....Good Luck
 
It sounds a great place! I'm afraid I can't help you with how much to charge as I keep my horse at my friend's house where we have no facilities apart from a stable and a field.
But I wish you luck!
 
Full livery I've known of around here seems to be £18 a day.
We charged £120 a week for breaking livery which includes riding 6 days a week and everything else.
I would base your charge on what each stable stands you to start with, including all feed/hay/staff charges etc. that will most likely be a minimum of £60 to £80 a week. (may be more I'm guessing!) then add on any extras like turning out etc and rugging.
A full competition livery charge is £140 a week, so work downwards from that, taking off riding/grooming etc until you reach what you are offering.
I think you will find most DIY people are happy to have a standard charge which includes all bedding/haylage/use of facilities, then will pay for extras on top.
I would also put a charge for advice , as otherwise your poor partner will be expected to advise free if he's on site..
 
A very good friend of mine has a livery yard like your talking about. The only thing they don't have is the indoor school. The liveries that they have are D.I.Y. which includes grazing, stable, straw and hay. No Hard feed. They can add to this with 24 hrs notice turn out or bring in excercise etc. Everything is tailored to have as much or as little as you want. I believe D.I.Y is approx. £35 - £38 p.w.

Full Livery: is everything ie: luxury stables with rubber matting, solarium, wash box and drying box mucking out, excercising, turn out, bring in feeding (your own I beleive that you supply). For this I beleive it is approx. £125 -£130 p.w. Hope this helps good luck with this venture.
 
Sounds fantastic, our yard which has great facilities is £160 a month DIY plus any extras you need charged for.

Part livery is based on size of horse 15h and under and then over 15h but under 16h and then 16h+ Depending on where you are I would say anything from £80 upwards for part livery
 
It really depends on where you are.

I'm in Cheshire which is one of the more expensive areas.

I pay £95 pw for everything apart from exercising, worming, vet and farrier.

We have an International size outdoor arena, all year turnout, heated tack room, rug washing and drying area, warm water wash area and solarium. YO is having a horse walker installed in the next few months.
 
For both there will be only shavings on top of very thick rubber matting with a maximum of 2 bales a week (extra avalible at cost). And unlimited haylege (cut our own)

Our Full livery is going to include mucking and skipping out. rugging up, feeding taliored to horse's needs inc basic supplements(garlic, clop and oil) and haylege put in. turning out and bringing in, light grooming, tack cleaning, lunging (if required) Horse exercised in walker (again if required), Horses excercised by headgirl 3 times a week. (again if rqd)
attendance for vet, blacksmith, backlady etc. Horses washed and plaited for competition at extra charge.
Horses ridden by OH or myself on flat or over fences at extra cost of £15 per hour.

Part is going to include. One muck out per day, turnout or bring in. rugging up etc. One feed a day owner to provide feed. Hooves picked out. Attendance for blacksmith/ vet / back lady. Haynets out in.
Any extras such as 2 x muck outs will cost £5 each. Rugs £2

Having a vet on the yard would appeal to me massively i must say...

You're gonna be looking at the top end of the market id say. When i was in the UK i was paying about 150 a week for an indoor and outdoor, full year turnout etc but with a GP rider on site.

Id be looking at around that price bracket for full.

Wash room with hot water
Solarium
Toilet
Shower
Feed room
60’ round pen
5 mile farm ride
1 mile Cross Country course
All year turnout

DIY livery will be £50 - £60 per week per horse including hay/haylage and straw/flax, and horses will be fed at 6am. Services are available at extra cost.
 
Excellent, Your yard sounds lovely with a x-c course that sounds lovely!! I think we're going to go for £150 a week as full £90 a week part. We're looking at the top end of the market and also we have already gained a waiting list

£150 sounds reasonable. Top whack full livery here in the forest is around £180/week, that includes everything including having the horse tacked up ready for you to ride at a smart yard with full facilities. They deal with it when you get back too. More typically it is around the £100/week mark for a more average yard with less facilities and you have to tack up yourself!
