Hi everyone.

I may be taking on a yard to run and I’ve been doing some research into prices but people can be very cagey.

So thought I would post on here.

What would you expect to pay for a 12x12 stable. Small herd turnout. Large non floodlit outdoor sand arena. Small floodlit indoor school. On and off road hacking. Plenty of storage.
Horse would be turned out and brought in Monday to Friday inc rug changes. If staying in then they would be hayed watered and skipped out.

So is this DIY with restricted turnout?

Basic yards with 12x12, school, reasonable turnout on a DIY basis are generally in the 25-50pw region depending on how well managed/run, surfaces, land quality, hacking etc.

Then with services on top. DIY normally owner would at least do one side of the day
 
Round here (North Yorkshire but fairly close to York, so a bit more expensive!) it's about £60pw for the following (ish) DIY setup:

- 24/7 summer turnout
- daytime turnout in winter
- stable, bedding and hay
- YO does basic bring in / turn out each day in winter
- owner visits to check over / ride / muck out / poo pick fields. Most places will stipulate that you must visit at least once every day unless otherwise arranged
- access to outdoor arena with lights

Obviously there are slight variations on this for each yard, but that's a reasonable indicative price I think. Tbh round here it doesn't seem to change much regardless of how good the hacking is (personally I would not consider a yard that didn't have good off road hacking, but that's just my personal priorities)
 
I pay £90pw for that exact set up (but the outdoor is floodlit), except you have to pay extra for them to skip out (even if they decide to keep them in).

It’s amazing though how prices vary even when you are quite close. I have all of the above, with extremely good off road hacking for £45 a week and I’m in East Yorkshire, just east of hull. The yard owner will change rugs before turnout in winter.
 
Mine is kind of similar, they are fed and put out/in with rug changes and in the winter when turnout is for a shorter time they are also hayed.
I usually go only once a day to muck out, poo pick & leave everything ready for the next day (and ride obv!)
that's a 7 day a week service
I pay £54 a week, Gloucestershire.

5 days either turn out or bring in. Basic hard feed and hay/haylage included. Massive indoor, 2 outdoors, amazing off road hacking, summer grass turnout winter hard standing turnout £60/week
 
We pay £30 per week with no services. Basic full livery includes feed, bedding and use of wash box and walker for £90 per week.
Those on DIY can have individual services added, but if you add up the prices for rug changes, turning out and using wash box etc, etc, it's cheaper to have full livery.

I think that’s unusually cheap though. Livery owners need to make some money! Around here you’d pay about £47/wk for stable, grazing, school, unlimited hay and some bedding. For the yard owner to bring in or turn out or change rugs it’s usually £1 extra per job. That’s usually mon- Friday too. This isn’t an expensive area for livery really either. (currently researching as thinking about doing it at my yard..). I currently charge £100/month diy.

there are a lot of yards in this area charging £45 or there about for the same service as I've got. I moved to current yard in march, previous yard was charging £47 a week for stable, grazing, unlimited hay, bedding, monday to friday turnout and bring in, they had 2 schools and reasonable hacking.

I"m on full livery - all services, all feed included, as much good quality hay as horse needs, 6 bales of shavings per month included (extras available if needed), nice floodlit outdoor (no indoor), good off road riding, daily/unlimited turnout, plenty of storage. Located in East Midlands. I pay £450 per month (around £103 per week). We have some part liveries on the yard (no DIYs) who do their own mucking out and poo pick once a week, but otherwise get much the same deal. They are on £350 per month.

Can't believe some of these prices! The above sounds to me like essentially part livery (minus mucking out i guess? and vet/farrier visits?) - at less than £10 per day how are these places making any money at all? Where we are (Oxfordshire) it's more like £120 a week for that (or more for places with particularly fancy facilities) and even then it's hardly a big earner when you factor in the price of shavings, feed, hay and land maintenance

I still think thats really cheap. When you factor in maintenance and insurance on top of product i dont know how they make anything. Id be virtually doing jobs for free at that price. I guess your area doesnt have to travel hay and straw as far, so they may save on that.

Our yard owner makes her own hay and straw but I'm bedded on lay-soft which is bought in.

If we do have to buy hay in it is £35 for a 1ton square bale but as my yard owner supplies the vast majority of the area with hay it’s unlikely we will have to buy in

Wow where is this? Im also north west based and this sounds amazing!
 
25 yrs ago I did what was then called part livery
12x14 stable with either shavings or straw, basic feed
New arena, good hacking, year round turnout
We did everything except groom and ride the horse so all turning out, rug changes etc Inc.
That was £65/week then.

I have no idea how yards are doing it for less now
